Full Job Description Summary:

A Retail Closer is responsible for closing loan files ensuring all documentation is accurate and in compliance with government, financial and investor requirements.

Role and Responsibilities:

Review and prepare documents for Construction to Perm, 203k and Homestyle Renovation programs. Review and prepare documents for Conventional, FHA, USDA, VA and State Bond Loans. Work with Renovation/Construction team to verify accuracy on Closing Disclosure. Ensure Initial CD’s are disclosed, received and acknowledged within applicable time frames. Review all required closing documents to include, but not limited to, title commitment, hazard insurance, flood insurance, invoices, termite letter and any government approvals. Audit loan files, set up and complete document information in closing system and send closing packages to title/attorney with attention to detail. Reconcile Closing Disclosure (CD). Review for accuracy, cash to close, credits and confirm all fees are within regulations for the specific product. Prepare CD’s and closing packages accurately and within internal turn time expectations. Professionally communicate with clients, processors, loan officers and managers during closing process to include, but not limited to, CD approval, file discrepancies and product guidelines. Create and request funding. Provide assistance to Accounting Department and Title agents/attorneys to balance prior to closing. Complete Verification of Employment, Lender Quality Initiative (LQI) and UCD on all applicable loans. Complete state bond loan program documents and confirm all requirements are met. Review and ensure all conditions are addressed. Review funding documents and approve funding authorization Upload all documents to Imaging system and clear image system of all unnecessary documentation or duplicates. Work with Post Closer, Closing Team Lead and/or Closing Manager to resolve any defects and/or file suspensions. Other duties as assigned.

Productivity Requirements:

Must be able to close an average of 4 loans per day Must review and send closing packages 48 hours from approval assuming the loan is complete and ready to close Must disclose Initial Closing Disclosure within 48 hours of assignment of loan Must provide quality loans

Communication:

All emails and calls must be returned within 2 hours, unless the matter is urgent All communication internally and externally are to be handled in a respectful professional manner

Able to multitask in a fastpaced environment, striving for 100% accuracy. Must possess sense of urgency to restrictive time frames and deadlines. Must be professional at all times with dress and actions. Proficient use of Microsoft Office, Excel, Word, and Outlook. Must be able to calculate figures and amounts. Able to adapt to change in the work environment and able to deal with request change, delays, or unexpected events.

Physical Demands:

Must be able to sit or stand for extended periods of time. Must be able to talk and hear, frequent use of hands and arms to reach and occasionally lift or move up to 10 pounds. Specific vision requires close distances, color, and ability to focus.
