APPRAISER
The Commercial Appraiser is responsible for determining a property’s value through extensive research and analysis of any kind of commercial real estate, including office buildings, multifamily apartment buildings, and retail buildings.
ESSENTIAL JOB FUNCTIONS
Inspect measure, collect data, analyze, and apply appropriate valuation techniques to commercial real estate properties in Orleans Parish Must be able to research and gather market data for the relevant property type. Document appraisal in written form with an opinion of value using supporting analysis. Requires field visits to commercial properties (condition, new construction, sales, priority re-checks, etc.) Must be able to review financial statements, leases, capitalization rates and ROIs in order to property and accurately determine fair market value of properties. Respond to inquiries from the public and other governmental entities regarding tax assessments, procedures, and state tax laws. Conduct statistical analysis of sales data to determine appropriate property values as a part of the reassessment cycle workload and complete reassessment assignments, utilizing the indicated approach to value. Review sales ratio reports to identify properties not valued at fair market value. Must have ability to consult with attorney(s) and/or property owners/agents. To make field investigations, studies, and appraisals of commercial properties. To explain valuation methods, data and logic to property owners regarding valuation issues and answer questions regarding personal property LAT forms. Represent assessor’s office in informal and formal protest hearings. Expected to move forward with their professional growth by attending appropriate courses and schools to achieve and maintain professional certification. QUALIFICATIONS
Education:
Bachelor’s Degree from an accredited college or university in Real Estate, Accounting, Finance, Economics, Business Administration. Related field and a professional designation such as (CAE or MAI), State Certified Real Estate Appraiser is desirable and may be substituted for educational requirements.
Experience:
Three (3) years of commercial real estate property appraisal, strong accounting background preferred. Must have experience with the use of a personal computer using Microsoft Office products•Word, Excel, and PowerPoint and must be able to accurately read maps, plats, and architectural plans.
Knowledge, Skills, and Abilities :
Working knowledge of CAMA system desired. The position requires the ability to concentrate on assigned tasks and the ability to manage time effectively in order to meet production and quality objectives. The ideal candidate must be able to communicate clearly on the telephone and face to face, including the ability to ask questions that will bring forth the information needed to make sound decisions.
Physical Requirements:
The ideal candidate must be able to sit or stand for extended periods of time with ability to reach, bend and move up/down. Must be able to lift and carry up to 20 pounds of files or equipment.
Requirements:
General knowledge of commercial mass appraisal methods, procedures and techniques and must demonstrate ability to deal with the general public, and effectively present information. Position requires use of personal vehicle and a valid driver’s license with an acceptable driving record, proof of liability insurance not less than $100,000•300,000•100,000. Successfully complete criminal background investigation. Must be able to become a Certified Louisiana Deputy Assessor within 3 years and maintain professional designation. Possession of an appraisal license or Real Estate Broker’s license are desired.
Compensation:
Salary range is $45,000 to $68,000 based on experience with a $7200 annual car allowance.
