Appraiser Position Available In Wake, North Carolina

Appraiser Houston County Commission (AL) Dothan, AL 36303 JOB Appraises and fixes value on all types of property in the county using procedures in the Alabama Appraisal Manual. Conducts market studies and compiles data. During reappraisal, may oversee, assign and review the work of individuals hired for the reappraisal process.

EXAMPLE OF DUTIES

A.Conducts appraisals on new construction, additions to existing property, and conducts reappraisals as required1.Appraises property using Alabama Appraisal Manual, property sales data, size and type of structure, etc., in order to calculate tax assessment on the property2.Reviews and modifies property record cards as needed3.Prepares property change forms as required 4.Conducts reappraisals of property in accordance with established county and state procedures5.Collects data for property comparable to that being appraised in order to develop a fair market value baseline.6.Position conducts field reviews, collects data, updates assessments and records on split properties, line changes, and current use properties.7.May guide new employees with duties and assist with training.

B.Gathers and analyzes data for use in appraisal and assists the public by providing information1.Gathers current sales data, confirms data through realtors and instruments recorded in Probate2.Analyzes data in order to establish sales ratio indexes, development trends, and current use of property3.Provides information on mapping and appraising procedures to property owners and the public4.Assists individuals with property maps, property descriptions, deeds, researching probate records, tax assessor records, and other public records to verify property ownership.5.Assists the public and property owners in identifying and locating maps and plots6.Performs office duties as needed.

Knowledge, Skills, & Abilities1.Knowledge of the Alabama Appraisal Manual and the Alabama State specifications for property ownership mapping2.Knowledge of building construction components and materials3.Knowledge of filing and records as it pertains to the Revenue Department4.Knowledge of basic mathematics in order to analyze and interpret records and data affecting property valuation, and to compute construction costs, land values, and sales ratio indices5.Knowledge of geometry sufficient to calculate acreage of property6.Knowledge of the current practices for tax appraisal, mapping and assessment calculations7.Ability to communicate verbally with property owners regarding appraisal figures and guidelines8.Ability to complete complex forms and records relating to tax assessment9.Ability to read and understand maps, legal descriptions, laws, guidelines, policies, procedures and complex technical manuals10.Ability to sketch building and other relevant features of property11.Ability to operate basic and specialized office equipment including a calculator, drafting tools, and computers.12.Ability to compile construction cost data, sales data, and establish tables of construction cost and land values13.Ability to work in an environment which may require prolonged standing and sitting.14.Ability to withstand adverse weather conditions and endure extended periods in an automobile while reviewing and examining parcels of land around the county.
