Summary We are seeking an experienced Director of Asset Management to join our team. In this role, you will be responsible for overseeing our commercial real estate portfolio (approx 1.5M sf), conducting financial analyses, and implementing strategies that drive asset value. Your expertise will be crucial in ensuring the success of our projects and the satisfaction of our tenants.

Responsibilities Include:

Financial Management Financial operations with support from the Vice President of Operations and the Controller, including, but not limited to:

• Coordinate/Lead negotiations with lenders for financing/refinancing
• Annual CAM reconciliations
• Review and approve all insurance
• Annual operating budgets for each property Tenant Recruitment/Retention
• Marketing properties: From coordination with representative real estate brokers to lease commencement
• Ensure properties are optimized for prospective tenant tours
• Develop/Negotiate letters of intent in coordination with brokers (and owners, as needed)
• Negotiate new leases and renewals
• Coordinate test fits with the architect, as needed
• Ensure tenant build-outs comply with building integrity/requirements
• Ensure the satisfaction of new and existing tenants and the best interests of the properties Portfolio Enhancement/Expansion
• Find and analyze investment opportunities to grow the portfolio
• Shepherd acquisitions to closing
• Loan review, analysis, and execution
• Analyze and shepherd dispositions Requirements Proven experience in asset management or a related field within commercial real estate.

Strong portfolio management skills with a focus on maximizing asset value. Comprehensive understanding of real estate financial concepts and investment principles Excellent financial analysis capabilities with proficiency in financial concepts. Bachelor’s degree in finance, real estate, or a related field; an advanced degree or certification is a plus.
