The Company’s business lines include investment, development and management (200+ residential and commercial properties across the Southeast). The Company is seeking a dedicated and detail-oriented Real Estate Controller to oversee the day-to-day finance and accounting operations of its real estate business. Position Summary The Real Estate Controller is a key member of our team and will be responsible for ensuring the accuracy and integrity of the company’s financial records, managing daily accounting operations, and budgeting/forecasting. A strong candidate will effectively interface with senior executives and serve as a key financial resource and strategic business advisor to management. This role requires strong expertise in real estate accounting, acquisitions, project cost tracking, financial reporting, and internal controls. The ideal fit will be a professional willing to “roll up their sleeves” while also managing his/her team. Charleston, South Carolina Description of Responsibilities Day-to-Day Responsibilities:
Prepare accurate and timely monthly, quarterly and year-end financial statements, including balance sheets, income statements, and property portfolio analysis. Ensure compliance with accounting standards (GAAP) and company policies. Oversee daily accounting activities such as accounts payable, accounts receivable, general ledger entries, intercompany accounts, fixed assets and other reconciliations. Ensure that financial transactions are accurately recorded and processed efficiently. Perform investment accounting (contributions, distributions and equity investment pickups) for company real estate investments throughout the organizational structure. Monitor and track all company expenses, ensuring proper allocation and cost efficiency. Provide insights and reports to assist in budgeting and forecasting strategies. Work with construction contractors to manage draw requests including project job cost tracking, monitoring, reporting and budgeting. Prepare daily, weekly, monthly, quarterly and annual management reporting and analysis to measure performance. Initiate corrective recommendations, when required. Day-to-day oversight of accounting staff and resolution of one-off accounting issues. Ensure compliance with local, state and federal regulatory requirements and tax filings as well as assist with the annual tax return process. Ensure policies and procedures are in compliance with professional standards and all regulatory requirements. Research, evaluate and interpret new or existing accounting pronouncements, standards and other regulations applicable to the organization. Identify and implement efficiencies within the accounting function and across the business. Key Differentiators of a Strong Candidate Develop meaningful financial reports and dashboards that deliver business insights and drive key operational decisions. Lead financial analysis to support the development of long-term strategic initiatives and business ventures. Assist in cost control through monitoring expenditures, analyzing variances and offering potential corrective actions to management. Evaluate accounting & internal control systems and deliver recommendations for improvement and implementation of new processes. Assist in managing accounting & finance staff through coaching and counseling employees, planning, monitoring and appraising job results. Required Skills & Experience CPA certification preferred: 5+ years of accounting experience, including management-level roles in residential/commercial real estate, development, construction, or land development. Experience within a family investment office environment a plus. Ability to work in a fast-paced environment and manage complex, multi-faceted projects. Comprehensive knowledge of generally accepted accounting principles. Strong leadership, technology and analytical skills. Superior computer skills (advanced to expert knowledge of MS Excel) with significant experience in business reporting/planning software (e.g., Yardi, Sage 100, Kronos). Yardi experience is required. This position requires applicant to work in Downtown Charleston office (not a remote position).
