REQUIRED.
We will pay for materials, but you will have to determine what is needed and make trips to the store to get them and do phone sales. Opportunity for other work if all goes well.
- Toe kick for bottom of kitchen cabinets
- Fix drawer under microwave (not closing flush)
- Trim above microwave needs to look better (needs creative solution)
- Adjust multiple interior doors throughout that don’t close properly
- Closet clothing rods need installed
- Smoke detectors to install
- Holes in the attic pulldown to fix
- Doorknobs to install where missing
- Multiple doors need adjusting
- Weather stripping for front door
- Outlet covers
- Duct to mudroom not connected to wall
- Transition from mudroom to kitchen (may need flooring piece)
- Trim facing above entry to kitchen from mudroom
- Caulk along kitchen counter to wall
- Install new return
- Secure loose ducting to the walls for a vent and return
- Small for hall linens closet (currently just an opening, might need some creativity)
- Toilet needs securing (bolts/nuts)
- Caulk around toilet
- Bathroom mirror not level, needs straightening
- Bathroom light fixture crooked and loose, needs straightening/tightening
- Attic pulldown cover has two holes on the edge needing fixed (need some creativity)
- Vent registers
- Walk through and look for any quirks and imperfections to fix other than paint/drywall
- House needs to be show ready for selling, need another set of eyes to fix any other miscellaneous issues
- Clean up trash outside.
All work must be precise and with good workmanship. Expecting high quality. Count on this being multiple full days of work. Needing the place to look near perfect and ready to sell afterwards. Will be inspected with scrutiny before payment. Payment will be within 1 business day of completion but after inspection between hours of 9-12 each day. Pay is upon completion. No deposit. No progress payments. No partial payments for partial work
