Hotel Maintenance Manager Classic Hospitality Lower Merion, PA 19083

Overview:

Safely and efficiently maintain the condition of the hotel facilities and guest rooms. They ensure all areas of the hotel are working to specified standards and assist the General Manager with maintenance duties as per Classic Hospitality and Marriott Brand Standards.

Job:

Ability to work flexible schedules (including weekends, nights, holidays) to meet hotel/guest needs. Ability to communicate effectively with team members and guests; (i.e. use appropriate language, display proper tone, attitude and body language when communicating.) Ability to understand and follow instructions as directed by supervisor/manager Reporting to work on time and ready to begin your shift (being tardy places an unfair burden on the team) Working Safely is a condition of employment. Employees:

(Fraud, Dishonesty and False Statements regarding an injury will result in disciplinary action up to and including termination.) Act as a safety and security agent by identifying and reporting potential risks to guests and/or employees to the Manager or General Manager Arrive to work on time (follow call-out policy), and in appropriate work attire, (uniform, footwear and name tag) neat in appearance Complete work in a timely manner and meets productivity standards/expectations Seeks approval from management prior to working overtime (i.e. punching in early or staying beyond scheduled shift) Keep work area clean, neat, and well organized Demonstrate a team behavior and attitude of working together to accomplish tasks (even if outside specific job duties)

Job Duties and Responsibilities:

Comply with State /Federal laws and hotel policies/ procedures, i.e. Employee Handbook Sweeps and cleans car port area, hotel walkways and sidewalks as needed, removing any paper or cigarette butts; winter weather walkway clearing – shoveling and ice treatment to provide a safe surface Performs Preventative Maintenance on hotel systems both in room and public space to protect the life of the asset Assist with basic troubleshooting measure for hotel systems (i.e. TV, Wi-Fi, Fire Suppression) Maintains Pool chemical levels ensuring a safe and clean experience for hotel guests Assist in deep cleaning projects as needed Maintains logs for the Guest Room Preventative Maintenance Program Assist the Front Desk with any requests, i.e. deliver faxes, amenities, etc. Performs additional duties as assigned

Skills Required:

Ability to provide wonderful customer service to our guests and work well with others (i.e. interacts/communicates appropriately with guests and staff.) Ability to follow instructions, learn and complete tasks quickly, safely and efficiently and adapt to change. Must be able to paint and blend properly when touching up damaged areas of the hotel. Must be able to properly blend and repair furniture chips and damage. Ability to clean and remove old caulk and apply new caulk in bathrooms and other guest surfaces. Must be able to Swap Guest Room kitchen equipment like garbage disposals, dishwashers, and microwaves. Must be able to properly repair drywall. Manage vendors and place order via phone or online portals. Ability to negotiate pricing for outsourced repairs. Develop skills and knowledge of hotel equipment over time. (

Example:

Commercial Washers/Dryers, dishwasher, VTAC, and DOAS air handling and conditioning units. Some experience with Electrical, Plumbing, and HVAC. Basic knowledge of HVAC maintenance and upkeep including changing belts, filters, and cleaning coils. Light carpentry and use of basic shop tools. Experience /

Education:

Previous experience in building maintenance and the coordination that management of a Maintenance Department. Working with the public.
