Essential Duties and Responsibilities:
Keeping the premises ofthe office, building, and grounds in clean and orderly conditionWill assist with cleaning, turning and painting vacant apartmentsLight landscaping Assist in the preparation of market ready units,including remove trash from vacant apartments (trash outs) prior tomake-ready. Clean common areas Transport trash and waste todisposal area Demonstrate strong professionalism and integritywhile representing Edgewood Management Change locks, make keys whendirected Remove trash from office areas and apartment communityperimeter on a daily basis. Assist Maintenance Supervisor/PropertyManager and/or perform assigned maintenance tasks in a timelymanner. Assist maintenance team with snow removal (If applicable)Report any maintenance concerns for repairs on availableapartments, models, clubhouse, and/or common areas to theMaintenance Supervisor.
Preventative Maintenance:
Check and replaceexterior lighting on a regular basis If certified for poolmaintenance, clean and maintain pool as directed Maintain awarenessof proper safety precautions at all times Constantly observescondition of apartment property throughout the property andimmediately report and/or initiate action to correct unsafeconditions Needs to be aware of all utility meter cut-offs,apartment and fixture cut-offs and sewer clean outs Ensure thatstorage areas remain locked when not in use Safely operate pressurewasher to maintain curb appeal Assist in keeping grounds neat andfree of litter; rake, sweep, shovel as circumstances warrantMaintain good relations with residents at all times Maintainprofessional levels of hygiene and appearance
Job Requirements:
ThePorter/Groundsman is responsible for meticulous upkeep of grounds,amenities, dumpster area, building exteriors, leasing office,parking lots and all other community buildings. Physically walk theproperty on a frequent basis and remove litter, debris and petdroppings from the grounds It is critical that the following areasremain neat and free of litter at all times: Pool area, Laundryroom, Mail rooms/area (if applicable), dumpster areas, Recreationareas, Grounds adjacent to the road, in front of the office,Walkways to and from, and in-between buildings Parking lots anddrives Perform “trash-out” duties at vacated apartments on a dailybasis Remove all abandoned furniture, trash, boxes Transfer todumpster or storage area, whichever is applicable Transfer trashand other items left outside of dumpster into dumpster Pick-up andsweep area Keep dumpster doors closed on windy days Detail propertyon a regular basis Clean and rake shrub areas; shovel mud whennecessary Use blower to keep sidewalks and walking areas clean ofloose grass and brush Repair and replace windows, screens, slidingglass doors, etc. Perform routine maintenance on property asrequested by Property Manager and/or Maintenance Supervisor Assistwith various physical tasks as directed; e.g., tearing down fences,digging post holes, carrying abandoned sofas, etc. Assist with”make-ready” duties when requested by the Property Manager and/orMaintenance Supervisor Help clean and maintain storage areasPerform interior and exterior painting duties when requested; carrybuckets of paint from storage area to work site
Qualifications:
Previous grounds keeping experience preferred Ability to workoccasional evenings and weekends preferred Basic painting skillsrequired Customer service oriented
Physical Demands/ WorkingConditions/ Hazards:
Light/heavy lifting, carrying materials,operating light/heavy equipment, moving of equipment. Ability towork in all types of weather. Occasional hazards with materials inthe grounds trade, including chemicals. Must be able to frequentlywalk the apartment community.
Education/ Experience:
High Schooldiploma or equivalent. One to three years’ experience as agroundskeeper. Knowledge of horticultural practices and procedures.
