Full Job Description Duties:

A talented energetic individual is sought to work on a part-time (20 hours a week) basis to provide minor and common facility services, such as:

• Performs minor electrical repairs (e.g., replacing switches and outlets, changing light bulbs);
• Performs minor plumbing repairs (e.g. repair minor leaks, replacing faucet washers, repairing toilets);
• Monitors the operation of the HVAC system;
• Performs light exterior property maintenance (e.g., trimming plants and foliage, cleaning plant beds);
• Performs painting projects and touch-up;
• Makes minor repairs to household mechanical equipment and appliances;
• During incidents of snowfall, removes snow and ice from Friary sidewalks and from the autos of Frair residents;
• Performs minor cleaning of the household (e.g., handles the collection of trash and recyclables, periodically cleans common areas);
• Assesses the more difficult repair and maintenance situations, confers with the Friar Guardian, and obtains the services of outside vendors, providing oversight to their work on site.

Supervision:

The Custodian/Handyman will report to the Friar Guadian and will work independently. The work will be reviewed for its timeliness and the efficacy of the results of projects. The hours of work are flexible and will be worked out to the satisfaction of the Friar Guardian and the employee. Work Environment The work environment requires the use of tools and equipment, some lifting, and the climbing of ladders. This position is considered to be an essential position, and due to the nature of the work, the employee may be required to be on call and/or report for duty when otherwise not on duty,based on emergent circumstances. Emergency conditions may also require the employee to report for work during holidays, scheduled vacation or personal leave. Required knowledge, skills and abilities:

• A high school diploma or equivalent is required.
• 2 years of general employment experience.
• Basic knowledge of electrical and plumbing systems.
• Experienced with the use of hand tools related to repair and custodial matters.
• A valid state driver’s license is required.
• Proficiency in reading equipment manuals and instructions
