Assistant Manager Test 1
Orlando, FL Summary:
Must show/lease apartments and assist in marketing research projects and analysis. Receives funds from residents, records monetary transactions, and collect on delinquent accounts. Assistant Manager reports directly to the Property Manager . Essential duties and responsibilities include the following; however, other duties may be assigned:
Leasing Aspects:
Screens prospective residents and records information to ascertain needs and qualifications (i.e. legal/regulatory, community and income criteria). Accompanies prospects to apartment model and tour of property to discuss amenities, size and layout of rooms, available facilities, such as swimming pool, location of shopping centers, services available, and terms of lease. Must master the terminology of lease agreement and the ability to explain the terms of the agreement to the prospective resident. In addition, completes lease agreements for new and renewal leases. Must become familiar with applicable Landlord/Tenant laws in the respective state. Inspects model/vacant units and arrange for necessary maintenance to ensure unit is “Rent Ready”. Process and coordinate operational and planning aspects of “move-in” and “move-outs”. Obtain renewals on expiring leases 3 months before expiration. Pre-lease expiring leases 1 month (or more) prior to expiration. Assist with training of new employees. Initiate all resident activities and communication.
Marketing Aspects:
Assess needs of property to enhance organization’s image and marketing effectiveness. Assists in conducting surveys to analyze prospective vendors. Assists in conducting comparable market surveys (gather, analyze, and compare competitor data and pricing of that organization). Prepares reports, including charts and graphs (when necessary) to submit to management. Advertising (i.e. putting up flyers, solicit businesses in the community).
Collections Aspects:
Collects all revenues received from prospective and current residents (i.e. application fees, security deposits, rent) post, then deposit in the bank before 2:00 pm daily. Posts data and balance accounts. Reviews collection reports to ascertain status of collections and balances. Communicates effectively and works closely with housing authority to ensure receipt of payments. May require occasional meetings. Review collection status with property manager daily. Complete and deliver 3-day notices. Initiate all means of delinquent rent collection: telephone, written and personal visits.

Education/Experience :
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Math Ability :
Ability to add, subtracts, multiply, and divides in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, percentages and to draw and interpret bar graphs (when necessary).
Computer Skills :
Must have knowledge of Microsoft Office software.
