Full-Time Job Summary:

The Housing Specialist is a key role that combines the leasing expertise of a Leasing Agent with the operational and financial acumen of an Assistant Manager. This position is responsible for ensuring high occupancy levels, providing excellent customer service, managing financial transactions, and assisting with property operations. The ideal candidate is highly organized, detail-oriented, and capable of working in a fast-paced environment.

Key Responsibilities:
Leasing & Marketing:

Actively market and lease available units to prospective residents. Conduct property tours and explain leasing terms to prospective tenants. Process applications, including income verification, background checks, and lease approvals. Ensure compliance with Fair Housing regulations and company policies. Maintain accurate and up-to-date leasing records and reports. Assist in implementing marketing strategies to attract and retain residents.

Resident Relations & Customer Service:

Serve as a primary point of contact for current and prospective residents. Address resident concerns, maintenance requests, and inquiries in a timely manner. Organize and participate in resident engagement events to promote community satisfaction. Facilitate lease renewals and maintain resident retention programs.

Financial & Administrative Support:

Collect and process rent payments, security deposits, and other fees. Assist with accounts receivable, delinquency follow-ups, and financial reporting. Review and prepare monthly financial statements and reports for management. Support budget planning and expense tracking for the property. Ensure compliance with lease agreements and enforce property policies.

Property Operations & Compliance:

Conduct move-in, move-out, and annual unit inspections. Assist with vendor coordination, work orders, and maintenance requests. Ensure compliance with all federal, state, and local housing regulations, including Affordable Housing programs if applicable. Maintain accurate records and documentation for audits and compliance purposes.

Qualifications & Skills:
Education:

High school diploma or equivalent required; Associate or Bachelor’s degree in Business, Real Estate, or a related field preferred.

Experience:

Minimum of 2 years in property management, leasing, or a related role.

Certifications:

CAM, NALP, or other property management certifications are a plus.

Technical Skills:

Proficiency in property management software (Yardi, RealPage, etc.), Microsoft Office Suite, and CRM tools.

Soft Skills:

Strong interpersonal, organizational, and communication skills. Ability to handle multiple tasks and work effectively under pressure.
