This role involves interviewing applicants and residents, verifying eligibility, calculating rent, coordinating resident services, resolving tenant and landlord issues, and maintaining property compliance through regular inspections and documentation. The Coordinator serves as a liaison between residents, landlords, and agency staff, ensuring program integrity and delivering excellent customer service.

Essential Duties and Responsibilities:

Interview applicants and residents to determine program eligibility and conduct annual or interim recertifications. Collect and verify documentation related to income, family composition, and other eligibility factors. Calculate rent amounts based on program guidelines and client documentation. Schedule and conduct orientations for new residents and landlords. Maintain accurate client files and update information in the housing database system. Prepare and distribute necessary forms and correspondence to landlords, residents, and relevant departments. Respond to resident and landlord inquiries, complaints, and concerns with professionalism and problem-solving. Counsel residents and landlords on program requirements, responsibilities, and lease compliance. Perform regular property inspections and daily walk-throughs to ensure housing quality and lease adherence. Report and follow up on maintenance issues and property violations. Coordinate resident meetings and make referrals to social services as needed. Assist with budget preparation, monthly statements, and reports related to housing operations. Ensure compliance with HUD regulations and local housing policies.

Education and Experience:

High School diploma or equivalent required; Associate’s or Bachelor’s degree in social services, public administration, or related field preferred. Minimum of two (2) years of experience in housing eligibility determination, property management, or related field. Section 8 Occupancy Certification, HQS Certification, or Public Housing Manager Certification preferred or must be obtained within one (1) year of hire.

Knowledge, Skills, and Abilities:

Knowledge of HUD and Section 8 program eligibility requirements and housing regulations. Knowledge of social service programs and the ability to refer residents as appropriate. Proficiency in standard office software and housing management systems. Strong math skills and ability to perform rent calculations accurately. Excellent written and verbal communication skills. Ability to work effectively with a diverse population and provide high-quality customer service. Skill in handling sensitive situations with discretion and professionalism. Strong organizational and time management abilities. Ability to work independently and as part of a team in a dynamic, fast-paced environment.
