This role is essential in facilitating the transfer of property ownership and upholding the integrity of real estate transactions. They are responsible for ensuring that all financial and contractual obligations are met, ensuring that funds are properly disbursed, and that the necessary legal and regulatory requirements are adhered to throughout the closing process. Effective communication and collaboration with clients and stakeholders are key aspects of your role. Ideally, we are looking for someone who has experience both at the closing table as well as processing (ie. scheduling, reviewing title, ordering title binders, preparing and balancing CDs, drafting closing docs, etc.).
Key Responsibilities Objectives Transaction Expertise/ Table Signings:
Table Signings:
Conduct table signings for Residential and New Construction transactions adhering to company, client, and jurisdictional processes. Ensure seamless execution of signings to meet legal and procedural requirements.
Contract Drafting and Review:
Draft and review contracts, deeds, leases, and other legal documents as necessary. Guarantee the accuracy and compliance of documents with transaction terms.
Financial Accuracy:
Review the closing statement to confirm the precision of all financial details. Ensure alignment with transaction terms and relevant regulations.
Loan Document Review:
Scrutinize loan documents and complete the closing package for accuracy and compliance with applicable laws. Play a key role in safeguarding the legal and financial interests of clients.
Legal:
Legal Advice:
Provide comprehensive legal advice to clients regarding transaction implications. Address and resolve any legal concerns arising during the course of the transaction.
Title Insurance Expertise:
Apply knowledge of title insurance policies to shield clients from potential title defects. Ensure clients are well-informed about title-related risks and protections.
Documentation Evaluation:
Evaluate property surveys, inspections, and other relevant documentation. Ensure a thorough understanding of property-related information to inform legal decisions.
Builder Title Review:
Title Examination:
Conduct a meticulous review of the property’s title to identify any liens, encumbrances, or defects. Play a crucial role in ensuring a clear and marketable title for clients.
Business Development:
Develop and implement strategies to attract new clients and expand the client base. Cultivate and maintain relationships with key stakeholders in the real estate industry. Qualifications/Core compentencies
Legal:
Active member of relevant state bar in good standing State-specific Notary Public In-depth understanding of real estate laws, regulations, and local ordinances. Knowledge of property rights, land use, zoning laws, and environmental regulations. Knowledge of title insurance policies to protect clients against potential title defects. Evaluating property surveys, inspections, and other relevant documentation.
Communication:
Effective communication skills to explain complex legal concepts to clients and keep them informed throughout the legal process.
Ethical Practice:
Adhering to ethical standards and maintaining client confidentiality. Ensuring compliance with all applicable laws and regulations.
Problem Solving:
The ability to analyze complex situations and develop creative legal solutions to address issues that may arise during real estate transactions.
Transaction Expertise:
Proficiency in handling real estate transactions, including buying, selling, leasing, and financing. Drafting and reviewing contracts, deeds, leases, and other legal documents.
Title Review:
Conducting a thorough review of the property’s title to identify any liens, encumbrances, or defects.

Detail Oriented Critical Thinking Problem Solving Skills Ability to work on a team Ability to proritize Ability to multi-task Success Factors Transaction Expertise/ Table signings: Closing documents are notarized accurately CDF ALTA’s balance and are accurate with all loan and title requirements before table signing. All signings are completed with high customer satisfaction. No keys are released prematurely/without the proper approval given.
Legal:
All client legal questions are answered ethically and accurately. Title insurance binders are reviewed with clients at the table and all requirements are met and signed off on. Property surveys and other transaction specific documents are reviewed prior to closing and discussed with clients at signing.
Builder Title Review:
Thorough review of the property’s title in accordance with firm policy and procedure.
Business Development:
2-3 New deals a month from new relationships 2-3 Meetings a month with prospective business relationships
