Builder Real Estate Paralegal Galbreath Costner, LLC 10735 David Taylor Drive, Charlotte, NC 28262 A Real Estate Paralegal is responsible for providing comprehensive support during real estate closings. Your role involves assisting attorneys and clients by preparing and reviewing legal documents, and ensuring that all aspects of the closing process adhere to legal requirements and industry regulations. Attention to detail, legal expertise, and ability to manage complex transactions are instrumental in facilitating successful real estate closings. Qualifications/Core competencies

Document Management:

Organizing, maintaining and drafting documents related to real estate transactions.

Transaction Support:

Assisting in the preparation and organization of real estate closings. Coordinating communication and documentation between parties involved in a transaction, including clients, real estate agents, lenders, and other attorneys.

Communication Skills:

Effectively communicating with clients, real estate agents, title companies, and other professionals involved in the transaction. Drafting correspondence and legal memos.

Knowledge of Real Estate Laws and Regulations:

Understanding the legal requirements and processes associated with real estate transactions in the relevant jurisdiction.

Closing Procedures:

Familiarity with the closing process, including the preparation of closing statements and settlement documents. Coordinating the logistics of closing meetings. Attention to

Thoroughly reviewing legal documents and contracts to identify errors or discrepancies. Ensuring that all necessary details are accurate and in compliance with legal requirements.

Proficiency in using legal software, document management systems, and other technology tools relevant to real estate transactions.

Key Responsibilities Objectives Core Duties:

Extreme Ownership of the file to ensure smooth closing Clear title-marked up binder Ensure all closing figures match invoice and contract Audit packages and file prior to closing Ensure package is sent timely to correct closing location Balance figures wth lender Management of Seller Docs Management of keys and closing locations Ensure past orders report is clear Oversee fees not disbersed report Client relatiionship management with closing coordinators and lenders Calendar management-ensure that the calendar matches the closing software Send builder docs to builer post-closing Ownership of closing errors/check requests Primary point of contact for builder files-buyers, agents, builders Pre-closing tasks as necessary Document Preparation Drafting and preparing legal documents related to real estate transactions, such as contracts, deeds, mortgages, and closing statements. Title Insurance Coordinating the receipt of title insurance binder for closing and collecting the appropriate premiums. Reviewing the title binder and satisfying all requirements prior to closing. Coordination with Stakeholders Facilitating communication and coordination among various parties involved in the closing process, including buyers, sellers, lenders, real estate agents, and other attorneys. Closing Preparation Organizing and preparing for the closing, ensuring all necessary documents are in order, and coordinating the timing of the closing. Reviewing Closing Documents Thoroughly reviewing all closing documents to ensure accuracy and compliance with legal requirements. Client Communication Keeping clients informed about the progress of the closing process, explaining legal documents, and addressing any questions or concerns they may have. Financial Transactions Handling the financial aspects of the closing, including disbursing funds, collecting payments, and ensuring that all financial transactions are accurately recorded. Compliance and Due Diligence Ensuring compliance with all relevant laws, regulations, and industry standards, and conducting due diligence to identify and address any potential legal issues. Problem Resolution Identifying and resolving any issues or discrepancies that may arise during the closing process to ensure a smooth and successful transaction. Continued Education Keeping abreast of changes in real estate laws and regulations, attend trainings, and staying informed about industry best practices.
