This role involves coordinating with title companies, surveyors, outside counsel, and clients to ensure accuracy and compliance with legal and contractual requirements. Responsibilities Review and analyze title commitments, title exception documents, and surveys. Identify and summarize encumbrances, easements, restrictions, and other title matters. Coordinate with title companies to request title commitments, pro forma policies, and endorsements. Order and review
ALTA/NSPS
land surveys; ensure compliance with lender and contractual requirements. Prepare title and survey objection letters and work with attorneys to resolve defects and issues. Assist with due diligence, including obtaining zoning reports, certificates, and environmental reports. Maintain closing checklists and track deadlines. Support attorneys in closings, including preparation of closing binders and post-closing documentation. Communicate with clients, lenders, surveyors, and title agents throughout the transaction process. Assist with all matters of legal operations, including but not limited to compiling legal agreements with exhibits, and putting together closing binders. Draft ancillary documents and assist in reviewing legal documents. Ability to manage closing checklists and provide notice in closing timeline when all diligence items are required to be obtained and / or provided to applicable parties. Assist with all aspects of deal closing process and assist in management of legal operations.
Qualifications:
Bachelor’s degree. Minimum 5+ years of experience in real estate or title/survey paralegal work. Strong knowledge of title and survey review for commercial transactions. Familiarity with
ALTA/NSPS
survey standards and real estate title insurance. Proficiency with Microsoft Office and document management systems (e.g., Sharepoint, Smartsheet, etc.). Strong proficiency compiling legal agreements with exhibits, and putting together closing binders. Ability to manage file system. Excellent written and verbal communication skills. Strong attention to detail, organizational skills, and the ability to manage multiple deadlines.
Preferred Skills:
Experience with national commercial real estate transactions. Familiarity with zoning analysis and land use issues. Working knowledge of title software platforms (e.g., Qualia, SoftPro, First American EaglePro). Experience in assisting in complex multi-party business transactions, especially where utility regulations and tax and other technical matters are of utmost importance.
