Job Description

On Call Maintenance Technician 3.0 3.0 out of 5 stars 670 Windsor Ave, Windsor, CT 06095

Summary:

Maintains the apartment complex, office building, parking garage, or similar buildings and grounds in functioning, orderly and clean condition; makes necessary repairs to the property; prepares make-readies; tends to furnaces, boilers and HVAC to provide heat, cool air and hot water for residents or commercial tenants by performing the following duties: Essential Duties and Responsibilities include the following. Other duties may be assigned by the Property Manager and (if applicable) by the property’s Maintenance Supervisor.

  • Maintains buildings inside and out, performing minor and routine carpentry, painting and installation (cabinets, flooring, carpeting, fixtures, appliances, etc.)
  • Handles minor plumbing and lighting issues, boiler and HVAC maintenance, and other related maintenance and preventive maintenance activities
  • Maintains exterior grounds, including snow and ice removal, landscaping, gutter cleaning, tree trimming, dumpster area cleaning, etc. as instructed by Manager.
  • Cleans buildings and grounds as instructed by Manager, including sweeping, mopping, scrubbing, vacuuming, raking, trash removal etc.
  • Cleans and organizes maintenance shop and work areas; maintains and inventories company equipment, tools, and supplies; keeps accurate records of inventory.
  • Maintains written logs and writes reports (boiler logs, snow removal logs, work order forms, move-in and move-out inspection reports, etc.)
  • Accompanies outside vendors throughout the property (pest control, fuel delivery, etc.);
  • Notifies Manager about need for major repairs or problems with lighting, heating and ventilation equipment, etc.; Notifies Manager of lease violations and resident complaints
  • Responds to after-hours emergencies at the property
  • Assists the Property Manager and, if applicable, the property’s Maintenance Supervisor as instructed, including with maintenance service requests, work orders, unit turnovers, delivery of property notices, scheduling of contractors, maintenance and repair of pool (if applicable), and other business needs.

Maintenance Technicians Required to

Be On-Call :

The majority of our maintenance workers are regularly required to be on-call. While on-call, the worker is responsible for responding to after-hours emergencies at the property as per the Company’s policy on same.

Painters:

Some maintenance workers will be assigned painting (interior and exterior) and carpentry as a primary duty, but they may also be called upon to perform any other maintenance task as assigned by the Property Manager and, if applicable, by the property’s Maintenance Supervisor.

Typical items to be lifted and/or moved include the following: ladders, shop tools, carpeting, flooring and tile materials, lumber and plywood, sheetrock, cabinets, countertops, door slabs, patio door glass, roofing materials, deck materials, landscaping equipment, supply packages, bags of concrete, bags of ice melt, 5 gallon buckets of paint, 5 gallon buckets of compound, hot water heaters, water closets, refrigerators, stoves, abandoned furniture, etc.

  • Stand, squat, stoop, kneel, crouch, crawl, bend, lift and carry weight frequently
  • Climb ladders and balance; Climb stairs to enter apartment units
  • Walk frequently for extended distances throughout the property
  • Use hands and fingers to handle and reach
  • Speak, hear and see

Certificates and Licenses:

As requested by the Manager or required by the property or by state or federal law, maintenance workers may be required to have or to obtain various certificates and licenses related to the job (such as lead paint training, webinar training on maintenance issues, certificates in boiler repair, carpentry, plumbing or electrical, mechanical licenses, etc.). Also all on-call maintenance workers are required to have a valid driver’s license.

  • Quality and Quantity:

    Demonstrates accuracy and thoroughness and monitors own work to ensure quality. Completes work in a timely manner. Observes safety and security procedures.

Attendance/Punctuality:

Is consistently at work and on time.
