NEST was founded in the 1980s with the purpose of revitalizing neighborhoods and creating homeownership opportunities in the city of Waterbury and beyond. NEST builds strong neighborhoods and communities of choice through affordable and comprehensive housing development, financial education, and furthering home and community ownership. NEST has properties (10-unit rental property and 3 vacant properties) located in the Crownbrook neighborhood that will need the attention of a skilled contractor.
JOB DESCRIPTION
We are seeking a skilled and reliable Maintenance Technician / Independent Contractor to provide maintenance and repair services for our properties in Waterbury. This is a contract position, meaning the contractor will not be an employee and will be responsible for their own insurance, workers’ compensation, tools, and transportation. The ideal candidate must be experienced in general facility maintenance, troubleshooting, and repair work to ensure the property remains in optimal condition and in compliance with safety standards.
KEY RESPONSIBILITES
- Painting
- Snow and Ice Removal
- Misc. (Apartment cleanouts, dumpsters, transportation & tipping fees)
- Repair/Routine Maintenance/Light Carpentry
- Assist in the installation and assembly of new equipment.
- Coordinate with external vendors and contractors for specialized repairs.
- Maintain inventory of tools, equipment, and spare parts.
- Identify opportunities for process improvement and cost savings in maintenance operations.
- Respond to maintenance requests and emergencies in a timely manner.
- Maintain accurate maintenance records, logs, and reports of work performed.
- Building Security (changing locks)
- Misc.

shall perform the following routine maintenance procedures: A. Inspection of smoke/fire/carbon monoxide detectors and replacement of batteries or detector(s). B. Annual replacement of air filters. C. Check common areas for hazards. D. Replacement of light bulbs in parking lot. E. Replacement of light bulbs in tenant units that are not accessible using a standard height ladder (4′ – 6′) or step ladder F. Adjusting the clock timer for site lighting seasonally. G. Inspections of water leaks and need for recalking. H. Snow removal/clearance of driveway, parking lot, sidewalks, walkways, steps and front porches, as needed
QUALIFICATIONS & REQUIRED SKILLS
- High school diploma or equivalent; technical degree or certification in maintenance-related fields preferred.
- Proven experience as a maintenance technician or in a similar role.
- Strong knowledge of electrical, mechanical, plumbing, and HVAC systems.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Skilled in using hand tools, power tools, and diagnostic equipment.
- Strong problem-solving abilities and attention to detail.
- Ability to work independently and as part of a team.
- Excellent communication and organizational skills.
- Physical ability to lift heavy objects, climb ladders, and perform manual labor.
- Must carry general liability insurance and workers’ compensation insurance
- Bilingual in Spanish is preferred.
WORK SCHEDULE
This is a part-time role, with no guaranteed hours
WORK ENVIRONMENT
May be required to work in indoor and outdoor settings.
- Exposure to noise, dust, chemicals, and varying temperatures.
- May require shift work, weekends, and on-call availability.
CONTRACT TERMS
This is a contract position only (not an employee role)
- The contractor is responsible for all applicable taxes and insurance coverage
- Benefits (health insurance, retirement, PTO, etc.) are non-applicable.
- Work will be assigned on an as-needed basis, with no guaranteed hours
