Facilities Maintenance Technician Reports to:

The Lead Facilities Maintenance Technician Job Task & Responsibilities:

Performs a wide range of facilities services tasks including non-technical maintenance of plumbing, electrical, heating, ventilating, and/or air conditioning facilities and equipment, at a level not requiring formal licensure. May be required to perform tasks of other unlicensed trades, carpenter, painter, and/or locksmith. Performs skilled maintenance, repair, adjustment and minor construction work in the trades to ensure that facilities are properly maintained and meet standards. Trains less-skilled employees in facilities maintenance trades. Assists Facilities Management Services (FMS) in planning work, identifying staff training needs, and in project management.

Responsibilities and Duties:
  • Respond to and resolve operational service requests that are logged through the ServiceDesk/Planon.
  • Act on EH&S messages/notifications and act in accordance with the agreed protocols at the site
  • Inspect the property to identify necessary preventative maintenance repairs
  • Performs carpentry maintenance tasks including routine carpentry, ceiling tiles, painting, light bulbs, basic masonry, sheetrock/drywall installation and/or repair, and basic plumbing fixtures.
  • Monitors and performs non-technical maintenance of plumbing systems, to include standard repair of leaking fixtures, cleaning obstructed waste lines, installing water coolers, and/or coordinator with contracted services for pest control, HVAC preventative maintenance, and dining services provider.
  • Assist with grounds maintenance tasks, including shoveling walkways and removing trash.
  • Repair door locks, handles, and door cylinders.
  • Maintain an inventory of spare parts based on our most likely needs for furniture and other facilities maintenance repairs.
  • Problem-solving skills for fixing maintenance repairs.
  • Keep maintenance logs and provide real-time reports to the CMMS coordinators to ensure work orders are completed within allocated time frames.
  • Work closely with janitorial manager and receptionists to ensure all building related issues are being addressed and completed in a timely manner.
  • Problem-solving skills for fixing maintenance issues

  • May perform general maintenance, custodial, and trash removal tasks.
  • Non-technical repairs kitchen equipment.
  • Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Documents facilities maintenance requirements; maintains appropriate records of work performed.
  • Interface with the landlord for access control for vendors and suppliers
  • Performs miscellaneous job-related duties as assigned.
Qualifications Knowledge of:
  • Methods and techniques used in the operation, repair, and maintenance of facilities and equipment.
  • Operational characteristics of a variety of tools and equipment.
  • Occupational hazards and standard safety practices.
  • Principles and practices of record-keeping.
  • Principles and practices for providing high level of customer service.
  • Modern office practices, methods, and computer equipment and applications.
Ability to:
  • Perform semi-skilled facility maintenance.
  • Safely and effectively use, operate, and maintain equipment and tools.
  • Perform heavy manual labor.
  • Understand, interpret, and apply all pertinent laws, codes, regulations, policies, and procedures.
  • Independently organize work, set priorities, meet deadlines, and follow up on assignments.
  • Demonstrate strong customer service skills and establish, maintain, and foster positive and effective working relationships.
  • Maintain records and files on work performed.
