PHYSICAL REQUIREMENTS

High School diploma or equivalent Minimum 1year experience in apartment maintenance A/C Certified Type I/II or Universal preferred.. Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials including solvents, flammables, caustics and Freon. Plumbing, electrical, drywall, painting Must have a Valid Driver’s License Must have reliable method of transportation. Must be able to work under indoor and outdoor conditions, exposure to heat, cold, rain, humidity, unpleasant odors, sights, potentially hazardous chemicals, and heights. Must maneuver within and withstand confined spaces Ability to work hours as designated; on-call rotation, over time. May need to work holidays, and weekends, as needed Flexible demeanor and positive attitude, able to manage priorities Must be thorough, reliable, responsible, honest and service oriented Must practice Fair Housing principles at all times.

SUMMARY:

Market ready repairs and services Diagnoses and performs minor and routine maintenance/repair, as directed, daily Performs work area clean-up and safety related duties Emergency On-Call rotation: must be on-call during some weekends and for 24 hours/day in a rotation with other maintenance staff. Electrical and plumbing Appliances Stairs, gates, fences, patios, railings Tile, carpet, flooring Interior/exterior lights Ceiling fans Shutters, doors, cabinets, windows, sliding glass doors Door locks, keys, change locks and make keys Ceiling leaks Walls Removes and transfers heavy appliances and equipment from storage area to and from apartment as needed.. Assists in moving abandoned furniture, appliances, etc. to dumpster as needed Performs any additional duties assigned by the Property or District Manager This job description should not be considered all-inclusive.
