Position Title:

Full Time Position Summary:

Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles repairs and improvements of vacant homes, occupied dwelling, and health pavilion. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by Oak Hammock.

Responsibilities:

The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive.

  • Performs various community maintenance functions. Records activity in maintenance log.
  • These functions may include, but are not limited to:
Light Bulb Changes Caulking/ Painting Emergency Pendants Fire Alarms:

Minor Service Lock Repairs Pool Maintenance Install/Repair Window Coverings Preventative Maintenance HVAC Repairs/ Filters Golf cart Maintenance

  • Responds to member service requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Reports any maintenance concerns for repairs on vacant, apartments, villas, club homes, health pavilion and/or common areas to the Maintenance Manager.
  • May assist in monitoring and/or controlling maintenance inventory and/or supplies.
  • Assists the Maintenance Supervisor on special maintenance projects, (i.e., preventative maintenance of building components and/or mechanicals).
  • Assists in keeping the grounds and common areas free of trash and debris.
  • Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of Oak Hammock.
  • Assists other staff members as needed.
  • Delivers various communications to members as needed.
  • Attends and assists in setting up for member functions and activities.
  • Attend in-service meetings to keep abreast of changes in health, safety regulations, employee policies and emergency procedures
  • Maintains confidentiality of members’ PHI (Protected Health Information) and medical records information as well. This position is classified as a level 5 in the ePhi Access Group levels.
  • This position is an essential role, and the incumbent will be required to work during emergency situations including natural disasters.
  • All other duties as assigned.
Qualifications:
  • High school diploma or equivalent
  • Specialized training, certification, licensure or schooling preferred.
  • 2 -3 years of residential or commercial experience
  • Communicates effectively, both orally and in writing.
  • Valid Florida Driver’s License with good driving record- The employee must have a valid driver’s license to drive their personal vehicle or a company vehicle as required by the employer to various worksite locations.
  • This individual will need to be empathetic, energetic and have an affinity for working with a diverse senior population.
Job Description Change:

Ability to read and write, follow written and oral instructions, and communicate effectively in English. Ability to work with the elderly in a courteous and friendly manner, demonstrating patience and compassion. Ability to always perform duties with consideration for residents’ rights and demonstrate integrity and discretion in the care of residents and in handling their health information. Strong interpersonal, leadership, and motivational skills.

Technical Skills:

Knowledge of medical/nursing practices and procedures, laws, regulations, and guidelines pertaining to long-term care. Communicates effectively, both written and orally. Ability to perform multiple tasks simultaneously.

Physical/Sensory:

Daily, throughout the workday:

  •  Must be capable of sitting, standing, walking, climbing stairs, reaching, turning, bending, stooping, crouching, and kneeling, reaching over the head, grasping with both hands, and fine manipulation.
  •  Must have normal eyesight or use corrective lenses.
  •  Must have three-dimensional vision and ability to judge distances and spatial relationships to see objects where and as they are.
  •  Must be able to recognize colors.
  •  Must be able to hear and distinguish between normal tones and be able to perceive the nature of sounds.
  •  Must be able to exchange ideas by means of the spoken word as well as engage in activities to convey detailed or spoken instructions to other workers accurately, loudly, and/or quickly.
  •  Must have normal sense of touch and smell.
Environmental Adaptability:
  •  Works in well-lighted, well-ventilated building.
  •  Must be able to tolerate occasional exposure to dust, fumes, odors, water, etc., as well as some noise.
  •  Subject to frequent interruptions.
  •  Subject to hostile or emotionally upset individuals.
  •  Must be willing to work, when necessary, beyond normal working hours and on weekends, as well as in other positions as necessary.
