POSITION SUMMARY
To be fully engaged in providing Quality/No Harm, Customer Experiences, and Stewardship by providing superior quality, competitive value and outstanding service by providing and performing a variety of maintenance duties including inspection, repair and preventive maintenance service to all buildings, grounds, and equipment; and have a working knowledge of systems, equipment and components throughout the hospital and various off-site locations
PRIMARY ACCOUNTABILITIES
Quality/No Harm:
Preventive Maintenance:
Inspects equipment and facilities for proper operation and working condition as indicated on Preventive Maintenance (PM) procedures. Completes assigned PMs by their due date (or grace period allowance, where applicable). Completion is defined as accurate performance of the work task and work order close date on or before due date. A “grace period” has been established allowing an extension to the PM due dates (that must only be used whenever emergent work takes priority) as follows: PM Frequency Grace Period Weekly None Bi-Weekly 3 Days Monthly 3 Days Bi-Monthly 9 Days Quarterly 9 Days Semi-Annually 30 Days Annually 30 days
Productivity Index:
Individual’s productivity index (based on the top ten task codes performed) compared against data from benchmark associates skill group.
Customer Experience:
Must be able to interact with Patients, Visitors, Doctors, and Health First Associates in a professional and respectful manner. Must be able to direct individuals to various locations throughout the facilities, and able to convey work that will need to be completed or has been completed.
Stewardship:
TMA/Kronos Worked Hours:
Individual must document worked hours in the TMA computerized work order system (or provides worked hour’s information to Data Entry Clerk to document in TMA). Documentation must be completed with 24 hours of work completion. Maintains an individual data entry score equal to actual payroll hours worked. It is recommended to make at least half of the activities measurable. For each measurable accountability, include what measure constitutes each rating level. Work Experience
QUALIFICATIONS REQUIRED
Trade School graduate or 12th grade education with a minimum of two to three years on the job training. Must have a minimum of three years experience in comparable work is required. Must be able to adapt to a variety of changing duties as required to support all departments, as assigned. Must possess and maintain a valid State of Florida driver’s license. Must provide and maintain common hand tools needed for the execution of duties. Job specific power tools will be provided.
Basic knowledge in the following:
Use of hand tools and common power tools related to maintenance. Repair of mechanical devices and parts. Basic carpentry, plumbing and electrical work skills. Basic painting and drywall skills. Repair to acoustical ceilings.
PHYSICAL DEMANDS
Must be able to rapidly respond to emergency situations anywhere within the Facility using stairways, ladders to roof accesses etc. Must be physically agile and have the ability to climb, stoop, kneel or crouch to gain access to piping and equipment in need of repair. Must be able to lift, carry, push or pull objects weighing up to 50 pounds. May provide support for plant and building maintenance and repair on weekends, holidays, and personnel on vacations and sick leave as required. May be required to work overtime to support facility maintenance and repair. May be assigned to perform 2nd and or 3rd shift work.
MENTAL DEMANDS
Must demonstrate good verbal and written communication skills. Must be able to work with limited supervision. Establishes and maintains courteous, cooperative relations when interacting with other associates, vendors, contractors, and the general public. Observes safety practices when operating equipment in compliance with established procedures.
COMPETENCY ASSESSMENT/SKILLS CHECKLIST
Ability to identify emergency shut-offs for the critical equipment. Ability to operate valves, electrical disconnecting devices and other disconnecting devices. Responds to calls for emergency repairs (STAT); completed repairs and documents services rendered. Observe shop safety practices when operating shop equipment in compliance with Hospital, ocal, State and Federal safety codes. Fulfills in-service education requirements as related to safety and other subjects as defined by the organizations and department’s policies and procedures. Perform a variety of routine maintenance duties, such as resetting of circuit disconnecting devices, replacement of fluorescent ballasts and tubes, clean and lubricate motors and other machinery. Install and maintain entry control devices, complete key request on a timely basis. Perform general maintenance tasks such as clean sinks and unclog plumbing piping, replace repack fixture valves, assemble office and/or bedside equipment, install and/or repair window, wall, ceiling and flooring repairs, and other related items.
