Certification Communication skills Time management Full Job Description Maintenance Technician is responsible for performing repairs, maintenance, and inspections to ensure the proper operation, safety, and aesthetics of residential apartment units, common areas, and property grounds. This role involves handling both routine and emergency maintenance tasks to maintain high levels of resident satisfaction and property standards. The below outlines the primary requirements of the job, however, the Community Manager may request assistance in other areas on an as needed basis. Description General Maintenance and Repairs Perform routine maintenance and repairs on residential units and property systems, including: o
Plumbing:
Fix leaks, replace fixtures, and clear clogs. o
Electrical:
Repair outlets, switches, and light fixtures. o
HVAC Systems:
Replace filters, clean coils, and assist with minor repairs. o
Appliance Repairs:
Diagnose and repair refrigerators, ovens, dishwashers, washers, and dryers. o
Carpentry:
Repair doors, windows, cabinets, and drywall. o
Painting:
Touch-ups and full-unit painting as required. Preventive Maintenance Conduct scheduled preventive maintenance on equipment and building systems Inspect and maintain HVAC systems, plumbing, electrical systems, and appliances. Perform seasonal tasks like winterizing plumbing, HVAC tune-ups, and pool maintenance. Resident Service Requests Respond promptly to work orders submitted by residents and management. Troubleshoot and resolve maintenance issues efficiently. Communicate with residents to ensure satisfaction after completing repairs. Unit Turnovers Prepare vacant units for new residents by completing repairs, painting, cleaning, and appliance checks. Ensure all units meet move-in-ready standards within set timelines. Grounds and Common Area Maintenance Maintain property grounds, landscaping, and common areas. Perform trash removal, power washing, and minor exterior repairs as needed. Maintain and service amenities like pools, gyms, and clubhouses. Safety and Compliance Follow all OSHA safety standards and company safety policies. Identify and report safety hazards, such as damaged walkways, exposed wiring, or malfunctioning equipment. Use proper Personal Protective Equipment {PPE) while on the job. Emergency Maintenance Participate in the on-call rotation to respond to after-hours emergencies, such as water leaks, power outages, and HVAC failures. Quickly assess emergency situations and take appropriate corrective action. Inventory and Supplies Management Maintain inventory of tools, equipment, and supplies. Report low stock levels to the supervisor to ensure adequate supplies for repairs. Documentation Keep accurate records of maintenance work completed, including service requests, parts used, and equipment maintenance schedules. Use maintenance software (e.g., Resman, AppFolio) to update work orders and track progress. Technical Skills Knowledge of general plumbing, electrical, HVAC systems, carpentry, and appliance repair. Ability to troubleshoot and diagnose maintenance issues effectively. Familiarity with tools, equipment, and maintenance best practices. Other Skills Strong organizational and time management skills. Good communication skills to interact with residents, supervisors, and team members. Ability to prioritize tasks and handle multiple assignments simultaneously. Certifications (preferred but not required): HVAC Certification (EPA Section 608) for refrigerant handling. Certified Pool Operator (CPO) for pool maintenance. OSHA 10 or OSHA 30 safety certifications. Physical Requirements Ability to lift up to 50 lbs regularly and occasionally heavier loads. Work on ladders, in tight spaces, and at heights. Perform tasks requiring bending, kneeling, climbing, and standing for extended periods. Work outdoors in varying weather conditions.
