Responsibilities:
1. Perform minor troubleshooting and repairs; replace light bulbs, switches and outlets. 2. Assist with preventive maintenance and troubleshooting on HVAC system and changing filters. 3. Complete maintenance work orders as assigned and in a timely manner. 4. Identify and perform basic service and repair on plumbing fixtures, open clogged lines and drains. 5. Identify and assist with carpentry and repair work; perform a variety of locksmith duties; install, repair, and replace locks on doors. 6. Maintain inventory of tools, supplies, and equipment; recommend tools, supplies, and equipment for purchase and order when necessary. 7. Conduct frequent inspection of fire extinguishers and automatic doors to ensure functionality. 8. Assemble and place furniture, hang pictures and bulletin boards, set up and take down tables and chairs and other equipment according to the required specification. 9. Ability to proactively obtain and provide cost/job comparisons for proposals from outside vendors/contractors. 10. Ability to read, interpret and work from blueprints, drawings, assembly or oral instruction on a variety of structures. 11. Establish and maintain effective working relationships with all levels of employees. 12. Communicate effectively in a professional, tactful and courteous manner with employees, tenants and vendors/contractors. 13. Demonstrate flexibility when routine schedules and assignments need to be adjusted by the Supervisor to complete emergency or priority projects or handle situations to ensure the safety and comfort of the occupants and staff of Hotwire Communications. 14. Respond to maintenance calls in a timely manner and are available for 24-hour emergency calls. 15. Inspect buildings, minor electrical systems, grounds, and equipment to ensure safe, well-maintained conditions, identify hazards, defects, and the need for adjustment or repair. 16. Work collaboratively and independently with team members to diagnose and resolve complex mechanical and minor electrical issues. 17. Ensure all work is performed under the authorization and direction of the Maintenance Supervisor or designated lead. 18. Other duties as assigned by Supervisor. Essential Skills /

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. High school diploma with some college or technical training. Travel to various in-state and out-of-state locations as needed to support business operations, attend meetings, or represent the company at conferences and events. At least five years of maintenance experience and experience with facility equipment systems (HVAC, power distribution, plumbing, fire suppression systems) and project support. Proven track record in facility equipment troubleshooting and countermeasure development. Ability to organize and schedule one’s own work assignments. Ability to effectively obtain bids and present proposals for work done by outside vendors/contractors. Must be proactive, detail oriented and professional. Must have excellent customer service skills. Able to utilize computer database for tracking work orders. Ability to communicate effectively, both orally and in writing. Knowledge of occupational hazards and safety practices/precautions. Ability to work days, weekends, evenings and holidays and participate with on-call rotation as needed. Work on an on-call schedule rotation. Duties outside normal scope must get approval from supervisor. Experience with minor electrical work.
