Job Description

Maintenance Technician Condominium Association Embarcadero Condominium Association 5200 NE 6th Avenue, Oakland Park, FL 33334 Maintenance Technician Job Description The Embarcadero Condominium Association is located at 5200 NE 6th Avenue, Oakland Park, FL. There are 276 condominium units within 34 two-story garden style buildings. The community is access controlled by security and has two swimming pools, a clubhouse, fitness center, and laundry room. The Maintenance Technician maintains the grounds, facilities, lighting, and amenities of the Condominium and reports to the Property Manager and assists the janitorial staff as needed or directed.

Hours of Work:

Primary work schedule is Monday-Friday from 8:00 a.m. to 4:30 p.m. with a half hour lunch break. 40-Regular hours per week. The maintenance technician must be able to work overtime as required due to emergencies or other work that may be scheduled or required after hours or on weekends.

Job Duties:

This list is not all inclusive and may be modified or changed based on the needs of the Condominium Association. Reviews and completes work orders assigned by the property manager. Routinely inspects the community and advises property manager of any issues or makes corrections. Utilizes, maintains, and stores equipment and tools in a proper, safe, and organized manner. Maintains professional working relationships and effective communication with all residents, staff, the Board of Directors, and vendors. Painting or touch-up of all common areas as needed including light dry-wall work. Performs general carpentry, plumbing, mechanical, and other repairs provided a permit is not required to complete the job. Maintains records and other maintenance reports as directed by the property manager. Reports need for major repairs to the Property Manager. Pressure washes and/or cleans decks, sidewalks, entrances, as necessary to maintain a neat and clean community. Scheduled cleaning of resident entryways, stairs, landings, foyers. Regularly check AC exterior condensation drip pipes for clogs or build-up and reports to the contracted Air Conditioning Company and Property Manager. Responsible for cleanliness of the grounds and light trimming or landscaping in between visits from our contracted landscaping company. Light sprinkler irrigation repairs and knowledge of the community’s irrigation system. Assist Janitorial Staff as needed or as directed by the Property Manager. Maintains, repairs, and replaces patio enclosure screens. Maintains all lighting in working order. Reports all issues to third-party pool operator and Property Manager in a timely manner. Responsible for coordination of all trash, recycling, and bulk-trash pickups as scheduled by the City of Oakland Park’s Waste Management Division. Assists and aids the Property Manager in overseeing the third-party landscaping company during scheduled on-site visits. Pump water from watermeter pit every 15 days. Check gym equipment to maintain working order of equipment. May be assigned other duties as directed by the Property Manager.

Qualifications:
Work Eligibility:

Must meet all applicable employment eligibility requirements. This Association requires that all employees complete an I9 Form and must pass a pre-employment drug test, and criminal background check.

Education/Training/Certifications/Licenses:

High school diploma or equivalency preferred. A valid Florida Driver license is required and a properly insured motor vehicle to occasionally run work related errands to pick up tools or supplies. Must be able to safely operate a golf cart.

Experience/Knowledge/Skills:

2 years general experience in building trades, repair, light landscaping, trimming, light irrigation repairs, and maintenance or handy work. Effective written, verbal, and electronic communication skills. Professional resident relation skills.

Computer literacy:

Must be able to effectively communicate and respond to email and text messages.

Language requirements:

Effectively communicate in English.

Work availability requirements:

Ability to work extended hours and weekends as needed. Ability to respond to emergencies in a timely manner as requested by the Property Manager or a member of the Board of Directors.

Physical Requirements:
  • Ability to lift, push, pull 50 pounds following appropriate safety procedures.
  • Work in an upright standing, sitting, kneeling positions for extended periods of time.
  • Crawl in small and tight spaces.
  • Ability to work in different environmental working conditions (heat, cold, wind, rain).
  • Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms.
  • You must be comfortable and able to safely climb ladders to the second-floor roof top and comfortable walking on sloped and flat roof surfaces.
  • Must be able to dig into the ground using shovels and other manual equipment as needed.
