PROJECT DESCRIPTION

Facilitymanagement of a newly constructed Civil and Probate Courthouse inMiami, Florida. This is a performance based, 30-year, Operationsand Maintenance contract providing all maintenance services of allequipment within the interior and exterior of the facility,excluding security, information technology, and other minor piecesof designated equipment. The objective is to maintain a seamlessenvironment by assuring that equipment and services are performingto specifications to facilitate uninterrupted daily courthouseoperations and functions. The ideal candidate has extensivecommercial facility management experience, ability to perform handson activities, demonstrate technical and leadership experience.

POSITION SUMMARY

Ensures the effective execution of allmaintenance requirements and repairs for various facilityequipment. Perform preventive maintenance repairs of HVACmechanical systems (including detailed troubleshooting of systems),installation, customer service requests and general servicing ofother facility related systems. Working knowledge of Client/Clientsystems, and other similar types of related equipment, ispreferred. Perform various repairs on wall, ceiling, floor,plumbing, exterior, electrical and furniture systems.

KEYACTIVITIES AND RESPONSIBILITIES

Service, Repair, Maintain, Monitorand Adjust HVAC systems to keep within allowable parameters.

Perform preventive maintenance repairs for HVAC systems, HeatExchangers, Chiller Pumps, electrical systems, fire alarm systems,plumbing systems, and building automation systems. Providesdirection and training to less experienced maintenance technicians.

Plans, selects, and lays out required materials for service,repair, and preventive maintenance work. Works from buildingdrawings, schematics, equipment specifications, job layouts, verbalinstructions and operates a variety of hand and power tools,equipment and lift equipment for operations. Generate requisitionsfor new supplies, tools and equipment. Performs all work inaccordance with established safety procedures. Is required toparticipate in an on-call rotation schedule to attend to emergencysituations at the facility. Complies with all company policies andprocedures and adhere to company standards. Perform other duties asrequired.

REQUIRED EXPERIENCE

Requires two-year technical degreeor two years of relevant, or the completion of an apprenticeshipprogram. Requires in-depth knowledge of various maintenancefundamentals sufficient to deal with service and repairs.

Knowledgeof the following trades/skills:

electrical, HVAC, plumbing,carpentry, and general building maintenance Working on missioncritical projects Knowledge of OSHA codes and regulations Workingknowledge of Client/Client systems. Required to use a variety ofhand and power tools or man lift. Requires Universal EPARefrigeration Certification. May be required to possess a validdriver s license. Must be a team player committed to working in aquality environment. Must be able to pass a thorough and subjectinterview.

Ability to communicate with co-workers and client withprofessionalism and respect. Maintains a professional relationshipwith all coworkers, vendor representatives, supervisors, managers,customers, and client representatives. Knowledge of softwaresystems such as Procore, Microsoft Office programs including Word,Excel, PowerPoint, and Outlook and open to learning thefunctionality of a new CMMS system. Excellent attention to detail.

Effective time management and organizational skills and the abilityto prioritize. Excellent oral and written communication skills inEnglish. Ability to work alone and in a team environment. Must beable to pass a thorough and subject interview. Must have a validdriver s license. Ability to communicate in Spanish (Preferred).Must be physically able to perform basic maintenance tasks to thehighest caliber, which includes ability to: climb ladders, work inrestricted spaces, lift heavy objects weighing up to 50 lbs., etc.

Must be able to work varying shifts, weekends, holidays, andspecial maintenance events as needed.
