POSITION
MAINTENANCE
TECHNICIAN REPORTS TO
Maintenance Supervisor, Community Manager
SUPERVISES
No Direct Reports
GENERAL DUTIES
1. To provide prompt, professional and courteous service of all resident service requests. 2. To assist the Maintenance Supervisor in maintaining all physical aspects of the community in accordance with the goals and objectives outlined in the approved Business Plan. 3. To ensure that work is performed according to company policies and procedure. 4 . To be aware of changes to policies, procedures, codes and guidelines
PRIMARY RESPONSIBILITIES
1. To report to the Maintenance Supervisor each morning, each evening and as required for work assignments. 2. Complete service requests promptly and efficiently according to company policies and procedures. 3. Inform Maintenance Supervisor of low stock items or unavailable parts and supplies. 4. Strictly observe company policy relating to the handling of service requests. 5. Assume emergency on-call duty when assigned. 6. Report any needed repairs or unsafe conditions to the Maintenance Supervisor. 7. Inspect move-outs daily and update move-in dates daily as requested by the Maintenance Supervisor. 8. Perform all items on the Make Ready Checklist form. 9. Perform other duties as outlined by the Maintenance Supervisor. 10. Attend all instructional classes conducted by the Maintenance Supervisor. 11. Attend all in-house training classes as required.

C. REQUIREMENTS
Ability to read and write the English language in order to communicate with customers and process company paperwork Capability to work in inclement weather Wear back brace, photo I.D. and company attire (company shirt, jacket, khaki pants and hat) Ability to display balance/equilibrium at heights above five (5) feet Ability to lift 50 pounds Dexterity to operate mechanical equipment Own required tools Own reliable transportation and valid Driver’s License Carry cell phone at all times Carry radio on-site at all times Ability to pass a criminal background check and drug screen Ability to perform weekend and “on-call” requirements: >Must be in-town and available during scheduled “on-call” days >Wear company apparel along with picture ID >EPA certification will be necessary for HVAC service calls >Be unintoxicated

Prefer at least six months in the maintenance field
HOURS OF WORK
A. All full-time associates are required to work a minimum of 40 hours per week. Part-time associates may not exceed 29 hours per week, unless approved by supervisor. Every company member must complete a weekly time sheet or on-line time clock system. B. The Maintenance Technician may be asked to provide backup emergency response even when they are not the primary “on-call” associate. C. This position requires weekend and holiday hours, depending upon the requirements of the community. I understand and agree to this job description.
