Property Manager Job Summary:
We are seeking a skilled and reliable Apartment Maintenance Technician to join our property management team. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the safe, clean, and efficient operation of our apartment community. This includes handling repairs, performing preventative maintenance, and responding to emergency maintenance requests. The Maintenance Technician will work closely with the Property Manager and other team members to provide excellent service to our residents and maintain the property’s overall condition.
Key Responsibilities:
General Maintenance:
Perform routine maintenance tasks such as plumbing, electrical, HVAC, carpentry, painting, and appliance repairs.
Preventative Maintenance:
Conduct regular inspections and preventive maintenance on equipment, systems, and the property to prevent issues before they arise.
Emergency Response:
Respond promptly to emergency maintenance requests and perform repairs in a timely and efficient manner.
Resident Service:
Interact professionally and courteously with residents, addressing their maintenance needs and concerns.
Property Upkeep:
Ensure common areas, grounds, and amenities are clean, safe, and well-maintained, including tasks such as trash removal, landscaping, and snow removal.
Inventory Management:
Maintain an adequate inventory of supplies and equipment, and ensure all tools and equipment are in good working order.
Record Keeping:
Document all maintenance activities, repairs, and inspections in accordance with company procedures.
Compliance:
Ensure all work is performed in compliance with local, state, and federal regulations, as well as company policies and safety standards.
Collaboration:
Work with contractors and vendors for specialized repairs or projects when necessary.
Qualifications:
High school diploma or equivalent required; technical or trade school certification preferred. Minimum of 2 years of experience in property maintenance or a related field. Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building systems. Ability to use a variety of hand and power tools. Excellent problem-solving skills and attention to detail. Strong communication and interpersonal skills. Ability to work independently and as part of a team. Valid driver’s license and reliable transportation. Ability to lift heavy objects, climb ladders, and perform physically demanding tasks.
Working Conditions:
Work may require being on call for after-hours emergencies. Position may involve working outdoors in various weather conditions. Physical demands include lifting, standing, bending, and handling tools and equipment.
