They must have a working knowledge of building maintenance, e.g. plumbing, electrical, painting, heating, air conditioning, and appliance repair. They may assist with supply purchase and inventory as well as cleaning and maintaining company purchased equipment. Maintaining the cleanliness and marketability of the community is essential to secure new leases and retain current residents. Offering a high level of customer service is also a priority. Qualifications All duties should be performed with the concentration and precision required. The essential knowledge, skills and abilities needed are outlined below. Essential Responsibilities Inspect and maintain grounds, buildings and other community features, along with the Groundskeeper (if applicable) to ensure attractive curb appeal. Organize, prioritize and complete work orders as assigned in an accurate and timely manner. Complete apartment turns as assigned to ensure that all are move-in ready in a timely manner. Assist with the monitoring and inventory of parts and supplies to expected levels. Responsible for the care and maintenance of all supplies and equipment owned by the company. Uphold an excellent customer service relationship with residents, co-workers, and vendors. Communicate effectively with residents, co-workers, vendors, and the community. Adhere to the company’s personnel management policies and procedures. Report unusual or extraordinary circumstances regarding the property or residents to the Maintenance Technician Maintain the required company uniform and insure a professional appearance and attitude at all times. Obtain competitive bids for maintenance-related expenses. Responsible for adherence to the company’s safety policies and assist with the monthly Preventative Maintenance Program. Ability to travel to assist with other properties as needed. Ability to serve on-call, as scheduled or as needed. On-call team members are required to live within a minimum distance to the property to ensure efficient response time. Other tasks or duties as assigned by Property Manager. Educational Requirements A High School education or equivalent is required; college degree is a plus but not a requirement. Must have the ability to communicate effectively in English for safety and productivity reasons. Accurately perform intermediate mathematical functions and use Yardi resident management software functions related to position. Experience Requirements One to two years minimum experience in property management maintenance, other building maintenance or related field. Ability to work any of the seven days of the week, 52 weeks of the year. It is critical for you to work your scheduled hours consistently as well as overtime as needed when requested. Ability to serve on-call, as scheduled or as needed. On-call team members are required to live within a minimum distance to the property to ensure efficient response time.
