Property Maintenance Technician Confidential Quincy, FL 32352 Carabetta is looking to hire an experienced Property Maintenance Technician for a property located in Quincy, FL!! We are a high-rise apartment complex dedicated to providing a comfortable and well-maintained environment for our residents. As a Maintenance Technician, you will be responsible for the general upkeep, repair, and maintenance of the property, ensuring that all apartments, common areas, and grounds are in optimal condition. Your duties will involve preventive maintenance, responding to resident service requests, and ensuring all building systems are operating efficiently. The responsibilities of the Property Maintenance Technician are: Perform routine maintenance tasks, including HVAC, plumbing, electrical, carpentry, and appliance repairs. Conduct regular inspections of the property to identify potential issues and ensure compliance with safety standards. Respond to and resolve maintenance requests from residents in a timely and courteous manner. Assist with unit turnovers, including painting, cleaning, and preparing apartments for new residents. Monitor and maintain heating, ventilation, and air conditioning (HVAC) systems, as well as other essential building systems. Ensure proper operation of safety and security systems, including fire alarms and sprinkler systems. Keep accurate records of maintenance activities and supplies inventory. Adhere to all safety protocols and company policies. Collaborate with property management and other team members to ensure smooth operations. The qualifications for the Property Maintenance Technician are: High school diploma or GED required; trade school or relevant certification preferred. Proven experience as a maintenance technician, preferably in a high-rise residential setting. Strong knowledge of HVAC, plumbing, electrical, and other building systems. Ability to use various tools and equipment safely and effectively. Excellent problem-solving skills and attention to detail. Strong communication and interpersonal skills. Ability to work independently and as part of a team. Availability to work a flexible schedule, including some weekends and on-call shifts as needed. Physical ability to perform manual labor, including lifting, climbing ladders, and working in confined spaces.
