Job Overview:

The goals of the maintenance technician at NSYC are to provide support to the property management office by performing semi-skilled maintenance task for the property at the direction of the property manager. The maintenance technician is responsible for the required maintenance tasks including but not limited to:

  • Perform day-to-day maintenance tasks needed to maintain the common areas of the community.
  • Assist the community manager to develop solutions for maintenance issues.
  • Keep a list daily of all jobs performed throughout the day not just work orders.
  • Perform duties on maintenance checklist provided by the property manager.
  • Walk the interior and exterior of the property and remove palm fronds and other debris daily preferably in the morning.
  • Light Bulbs will be checked every other week.
  • Pressure washing of pool deck and the steps and deck to the pergola, ramps to the second floor garages and sidewalks or any other areas as scheduled by the property manager.
  • Exhibit a high degree of professionalism at all times with the Residents and the Management Team.
ESSENTIAL JOB FUNCTIONS
  • Proactively identify any maintenance issues to the property manager.
  • Walk the property as required maintaining good knowledge of any issues.
  • Work on the weekly job tasks assigned by the property manager in an efficient and proactive manner
  • Document a list of tasks performed and turned in daily, everything is done for the day, including work orders.
  • Keep all tools in good working order and secured.
  • Store all NSYC property tools and equipment for the night before departing for the day.
  • May be called to report to afterhours emergencies.
QUALIFICATIONS

Education and/or

Experience:
  • High School diploma or equivalent desires.

Licensure and/or

Certifications:
    None Knowledge/Skills/Abilities:
    • Experience in maintenance and support work of large properties is desired (minimum 2-3 years)
    • Strong construction and maintenance skills
    • Strong interpersonal skills and ability to work in a team environment
    • Professionally and effectively communicate; both verbal and written
    • Attention to detail and addressing multiple issues at once
    • Self starter, able to work independently with minimum supervision
    • Maintain complete confidentiality of sensitive information.
    ADDITIONAL REQUIREMENTS OF THIS POSITION
    • Duties are performed at the property location typically from Monday – Friday 8:00AM – 5:00PM
    • Tools which have been provided to the maintenance person are inventoried.

    The toolbox should be locked and only under the control of the maintenance person or property manager and all tools accounted for.
