Position Purpose:
The Maintenance Technician is responsible for performing routine and preventive maintenance to ensure the facility’s buildings, grounds, and equipment remain in excellent working order. This position plays a vital role in supporting the safe, clean, and regulatory-compliant environment required for Behavioral Healthcare Facilities. This position involves both indoor and outdoor work. The Maintenance Technician will regularly interact with clinical and administrative staff, and occasionally with patients, while performing duties respectfully and discreetly in a healthcare setting.
Qualifications/Position Requirements:

Education:
No minimum education requirements for this position. 2.
Experience:
Minimum 2 years of experience in general maintenance, preferably in a healthcare, residential, or institutional setting 3.
Certification/Licensure:
Valid driver license required (clean driving record). Acquire within 6 months of hire and maintain CPR/AED/First Aid Certification. Certifications in HVAC, electrical, or plumbing (preferred, not required) 4. Training and Knowledge Required at
Time of Hire:
Working knowledge of basic electrical, plumbing, HVAC, carpentry, and landscaping. Ability to lift and carry up to 50 lbs., climb ladders, and work outdoors in varying weather. Strong problem-solving skills and ability to work independently 5.

Security Measures and Clearance:
Approved Level 2 (AHCA) screening and Local Background required . 7.

Position Specific Competencies:
1. Comply with OSHA, infection control, and facility safety policies at all times. 2. Perform routine inspections to identify safety hazards or needed repairs. 3. Conduct repairs on plumbing, electrical systems, lighting, and HVAC units. 4. Know and maintain professional communication skills: verbal, written, and non-verbal communication 5. Understand and maintains the highest level of HIPAA (Health Insurance Portability and Accountability) standards
Position Duties, Responsibilities, and Tasks:
1.
Core:
a. Patch and paint walls, replace flooring tiles or carpeting as needed b. Maintain doors, locks, windows, and furniture c. Respond promptly to maintenance service requests from staff or management d. Responsible for overseeing inventory for all facilities, including maintaining accurate records, tracking usage, directing purchasing needs, and ensuring timely distribution of supplies, materials, and equipment to support facility operations e. Maintain building exterior including roofs, gutters, siding, and foundation integrity f. Conduct landscaping tasks such as mowing, edging, trimming bushes, and removing debris g. Ensure parking lots, sidewalks, and outdoor recreation areas are safe, clean, and well-maintained h. Perform seasonal tasks such as power washing, storm preparation/cleanup, and minor fencing repairs Assist with life safety systems checks (fire alarms, exit lighting, sprinkler systems) j. Support facility readiness for DCF, AHCA, and Joint Commission inspections by ensuring maintenance logs and preventive maintenance records are complete and up to date May require occasional evenings or weekends for emergency repairs or projects Report completed work, supply needs, and unresolved issues to leadership promptly Ensure all records are organized and ready for regulatory review (e.g., DCF, AHCA, Joint Commission surveys) Document and log all completed work in maintenance management systems or logbooks per facility policy Follow work orders and prioritize tasks as assigned by the Facilities Manager or Director Accurately complete and maintain records of all maintenance work, including repairs, inspections, and preventive maintenance activities Ensure outdoor areas meet safety and cleanliness standards 2.
