We are currently seeking a Facility Maintenance Handyman to work in our Okeechobee facilities on a part time basis. SUMMARY Responsible for the overall facility management of Grand Oaks properties. Complete in a timely manner any required repairs, painting, plumbing, wall repair, light repair, construction of shelving or other minor carpentry efforts. With Administrator approval arranges for, or obtains contracts for repairs, which are beyond the scope of the Maintenance Department. Assures that all building safety standards are met. Assures that entry and parking areas are maintained.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Complies with agency policies and procedures. Visually inspects Grand Oaks physical property to identify deficiencies. Either corrects deficiencies or arranges contract approval for the repair of deficiencies. Inspections include signage and physical grounds of the facility. Repairs walls, cabinets, benches, partitions, floors, doors, building framework, and trim as necessary. Replaces damaged ceiling tile, floor tile, and wall coverings, etc. Installs such items as window shades, venetian blinds, curtain rods, fans, light fixtures, bulbs, light transformers, and door locks. Performs painting or submits to management recommendations for contract painting and repairs. Repairs damaged furnishings. Periodically relocates equipment between offices. Maintains an adequate tool bin and supply inventory of light bulbs, ceiling tiles, and other disposable items. Periodically inventories supplies and equipment. Inspects and sees that facility generators and all facility emergency equipment such as, flashlights and etc. to be used in hurricanes or other natural disasters are maintained and are in working order. Perform monthly functional testing on emergency lighting system and fire extinguishers in the community. All testing information is to be logged and maintained in the log book. Visually inspects the facility to assure personnel and Resident safety. Repairs Resident rooms upon move out to assure ready for move in. Assists Residents and / or family at time of move in, hang pictures and set up TV cable connection. On call for building maintenance emergencies 24/7. Completes daily work order requests timely with resolution to Administrator. Assist Administrator with Bimonthly fire drills as required by state regulation. Knowledge of MSDS for chemicals used in job functions. Coordinates community OSHA requirements. Keeps all chemicals locked and away from Residents. Performs other duties as assigned. EOE DFW
