They must have a working knowledge of building maintenance, e.g. plumbing, electrical, painting, heating, air conditioning, and appliance repair. They may assist with supply purchase and inventory as well as cleaning and maintaining company purchased equipment. Maintaining the cleanliness and marketability of the community is essential to secure new leases and retain current residents. Offering a high level of customer service is also a priority. Qualifications All duties should be performed with the concentration and precision required. The essential knowledge, skills and abilities needed are outlined below. Essential Responsibilities Inspect and maintain grounds, buildings and other community features, along with the Groundskeeper (if applicable) to ensure attractive curb appeal. Organize, prioritize and complete work orders as assigned in an accurate and timely manner. Complete apartment turns as assigned to ensure that all are move-in ready in a timely manner. Assist with the monitoring and inventory of parts and supplies to expected levels. Responsible for the care and maintenance of all supplies and equipment owned by the company. Uphold an excellent customer service relationship with residents, co-workers, and vendors. Communicate effectively with residents, co-workers, vendors, and the community. Adhere to the company’s personnel management policies and procedures. Report unusual or extraordinary circumstances regarding the property or residents to the Maintenance Supervisor / Property Manager. Work with the Maintenance Supervisor to adhere to the budgeted guidelines. Maintain the required company uniform and insure a professional appearance and attitude at all times. Experience Requirements One to two years minimum experience in property management maintenance, other building maintenance or related field. Ability to work any of the seven days of the week, 52 weeks of the year. It is critical for you to work your scheduled hours consistently as well as overtime as needed when requested. Ability to serve on-call, as scheduled or as needed. On-call team members are required to live within a minimum distance to the property to ensure efficient response time. Licenses/Equipment Valid driver’s license with current automobile insurance is required; position requires personal vehicle to fulfill some of the job’s functions. EPA certification Type I and II. Other licenses and certification as required by TPI, state or federal law Possess a personal set of basic hand tools to accomplish daily tasks. Experience with use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment. All equipment must be used without risking the safety of yourself, fellow team members or residents. Appropriate safety equipment and apparel that includes proper footwear, such as work boots. Special skills include ability to analyze problems with and repair the following: Major appliances HVAC, with EPA Certification Basic to intermediate plumbing, sheetrock, general carpentry Basic to intermediate electrical, when no license is required Pool care and pest control (if required by property) Painting/patching/drywall work Irrigation maintenance and repairs Landscaping • Foundation/sidewalk repairs • Ice/snow removal (in areas where applicable) Golf carts and small engine maintenance Computer Skills Basic computer and Internet knowledge Ability to use Outlook/Gmail Ability to operate a personal computer in order to complete software packages such as Grace Hill.
