Summary:
Responsible for traveling to different communities to assist with Deferred maintenance, Physical needs inspections, site inspections, assist maintenance with turns and physical improvements, conducts inspections of assets, maintenance shops and verifies contractor work/progress. Duties and Responsibilities include the following. Other duties may be assigned. 1. Completes all assigned duties as outlined on a project-by-project basis.
- 2. Completes all assigned unit turns by pre-determined deadline.
- 3. Conducts physical inspections and assesses preventative maintenance needs.
- 4. Provides additional training to subordinate site teams to increase efficiency.
- 5. Responsible for completion of assigned Capital work and improvements.
- 6. Conducts inspections of Maintenance shops and appropriate paperwork.
- 7. Inspects grounds and buildings for any life safety concerns. document’s locations and complies plans to eliminate risk.
- 8. Responsible for roof and gutter inspections.
- 9. Responsible for common area inspections.
- 10. Verifies preventative maintenance schedule.
- 11. Assists site team with inspection preparation.
- 12. Assists with any appliance, heating, ventilation, and air conditioning installations.
- 13. Responsible for playground inspections and coordinating repairs.
- 14. Responsible for general curb appeal inspections and recommendations.
- 15. Assists and/or handles any additional directives from any supervisors. 16. Assists with contract, site work, and progress inspections.
- 17. Inspects and verifies inventory control and logs.
- 18. Assists staff in emergency maintenance situations.
- 19. Addresses any property liability concerns to the property manager.
- 20. Recommends capital improvements.

Maintains solid communication with Supervisors and Corporate team members. Takes direction from Property Managers when working at the assigned property in the absent of the Regional Manager.
Supervisory Responsibilities:
Directly responsible for both coordination and execution of all assigned tasks. Ensures that all work is performed within quality standards and according to each individual project-based budget. Leads on site maintenance staff, in addition to identifying needed training, to ensure that all deadlines are met. Provides daily updates to supervisor and weekly reports to Asset management Team and Director of Operations.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Education/Experience:
High school diploma or general education degree (GED); or four to six years related experience and/or training; or equivalent combination of education and experience.
Specialized Training:
HVAC, plumbing, electrical, and carpentry repair.
Certificates and Licenses:
- EPA 608 Universal certification
- CPO certification
- IAQ certification
- Valid driver’s license
