PUNCH-OUT MAINTENANCE JOB DESCRIPTION
Reports to: Maintenance Supervisor and/or
Executive Director FLSA Status:
Full-Time, Non-Exempt
POSITION OVERVIEW
The responsibilities of the Punch-Out Maintenance position are detailed below. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Maintenance Supervisor and/or Executive Director. The Punch-Out Maintenance should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
Preparing apartments for move-in Performing all necessary maintenance requires including, but not limited to: appliances, disposals, faucets, toilets, windows, doors, screens, flooring, wallpaper, fixtures, hinges, handles, locks, rods and plumbing Proficient in applying caulk, grout and wall & ceilings repairs Communicating and updating on the punch-out schedule with maintenance, office, housekeeping, painting and shampooing staff to insure apartment is ready by deadline Responsible for completing their part to ensure the apartment is ready for occupancy Properly mixing and using compounds and chemicals such as glue stripper, drywall mud, bleach, etc. Knowledge of using hand tools (putty knives, razor knives, scraper, screwdriver, etc.) safely and efficiently Inventory control, maintaining the shop, equipment and golf carts Follow all safe workplace rules and practices in order to prevent on-the-job injuries Performing other related tasks as needed

Ability to work a flexible schedule, including weekends Ability to apply sound decision-making Ability to demonstrate teamwork by assisting co-workers Ability to communicate professionally and adapt interpersonal skills to a variety of audiences Must have a valid Driver’s License Must have reliable transportation

Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m. 96 hours PTO accrued each year for first two years of service 136 hours of PTO each year after two years and above 176 hours of PTO accrued each year after 7 years of service Health/Dental/Vision/Life Insurance available after 30-day waiting period 401k with 3% Employer Contribution Good background required 90-day probationary period
