MAJOR FUNCTION

Supervisory and skilled work in planning, coordinating, and directing the daily operations of a facilities maintenance unit. Ensures the effective repair, maintenance, and operation of building systems and related infrastructure through oversight of staff and resources.

ILLUSTRATIVE DUTIES

Supervisory Responsibilities Plans, assigns, and reviews work performed by maintenance, construction, and support staff. Provides technical guidance and oversight during maintenance and repair projects. Completes supervisory personnel work and associated documentation. Performs related duties as required. Facilities Maintenance and Operations Oversees the repair and upkeep of buildings and facility systems including HVAC, plumbing, electrical, drywall, painting, flooring, acoustical ceilings, fire alarms, and suppression systems. Diagnoses system malfunctions and determines appropriate solutions. Determines cost-effective approaches to repairs and maintenance tasks. May perform hands-on maintenance duties as needed. Inventory and Reporting Approves requisitions for repair parts, construction materials, tools, and equipment. Inspect tools and equipment for condition, use, and safety compliance. Maintains accurate records of maintenance work performed, including labor and material costs. Prepare detailed reports on completed repair work and operational status.

KNOWLEDGE, ABILITIES AND SKILLS

Technical Expertise Proficient in methods, materials, and tools used in facilities maintenance and construction. Skilled in the operation, troubleshooting, and repair of building systems, including HVAC and computer-based control systems. Experienced in using diagnostic instruments and specialized equipment to test and maintain building components. Safety and Compliance Well-versed in occupational hazards and proper safety practices within the trade. Demonstrates sound judgment in enforcing safety protocols and ensuring compliance with regulations. Leadership and Coordination Capable of supervising, training, and evaluating skilled and semi-skilled personnel. Effective at organizing workloads, setting priorities, and managing multiple tasks in a dynamic environment. Resourceful in resolving complex repair issues and recommending cost-effective solutions. Administrative and Communication Skills Accurate in preparing maintenance records, work logs, and cost reports. Clear and professional in both verbal and written communication. Competent in reviewing requisitions and managing materials and inventory needs. Physical Requirements Physically able to lift a minimum of forty-five (45) pounds and perform hands-on maintenance tasks. Able to complete duties requiring manual dexterity and coordination. Licensed to operate vehicles as required for maintenance assignments.

MINIMUM QUALIFICATIONS

Graduate of an accredited high school or possess an acceptable equivalency diploma and have a minimum of four (4) years of experience in building and facility maintenance and repair, including one (1) year directing the work of others. Must possess a valid Florida Journeyman or Master Certification in any building maintenance and construction discipline. Must possess or obtain a Universal Refrigeration Certification as required by the U.S. Environmental Protection Agency within six (6) months of employment. Failure to obtain certification may result in termination of employment. Must have a valid driver’s license and be able to secure a valid Florida driver’s license at the time of employment. A comparable amount of related training and experience may be substituted for the minimum qualifications. Must be able to pass a national background check mandated by the Florida Department of Law Enforcement, including online security training.

SPECIAL REQUIREMENTS

All employees will be required to work before, during, or after an emergency. During an emergency, employees may temporarily be assigned to work and perform duties outside the normal scope of their position, location and work schedule to fit the needs of the County and its citizens.
