Maintenance Technician Job Summary:
The Maintenance Technician ensures Glen Oaks Manor’s overall cleanliness, maintenance, and safety. This role includes performing routine inspections, repairs, and preventative maintenance to keep the property pristine. The Maintenance Technician works closely with the property manager and community president to address issues and ensure residents enjoy a well-maintained and safe living environment.
Key Responsibilities:
Irrigation:
Front line assessment of irrigation problems to triage requests and repair needs while developing a path forward toward resolution. Execute minor repairs to the irrigation system, to include: adjustment or replacement of spray heads, minor piping and leak repairs. Develop and maintain a supply of common components to aid in timely repair of minor issues. Execute monthly system check to verify operation and performance of the irrigation system to include: operating all zones to verify proper operation, adjusting irrigation heads as required for optimal coverage, performing minor repairs, reporting and coordinating all other repair needs with the management company. Continuous monitoring of all areas of the development for issue with the irrigation system to include: water leaks, faulty zones, dead grass/shrubs indicative of irrigation problems. Setting clocks on irrigation controllers as needed to ensure sequenced operation aligns with the established schedules as well as adjustment for spring/fall time changes. Monitor the operation of the irrigation booster pump for issues or problems that may need to be addressed through a service vendor. Coordinate with service vendors on system repairs, alterations and operation including repairs that are out of scope for the maintenance position.
Routine Maintenance:
Perform daily community inspections to identify and address maintenance issues, including but not limited to irrigation, electrical systems, groundskeeping, and general repairs.
Groundskeeping:
Maintain the appearance of the villa grounds, removing debris, and ensuring common areas are clean and inviting.
Preventative Maintenance:
Conduct regular preventative maintenance on all community equipment, such as security gates, gazebos, maintenance sheds, and lighting fixtures, to ensure they are in good working order.
Repairs:
Address and repair irrigation system, electrical, carpentry, and other maintenance-related issues within the common areas promptly.
Safety & Compliance:
Ensure all community areas comply with state and local safety standards. Report any potential hazards to the property manager.
Resident Assistance:
Respond to maintenance requests from residents promptly and courteously, ensuring their requests are directed through the property manager.
Vendor Coordination:
Work with outside contractors and vendors for specialized repairs and maintenance tasks that cannot be handled in-house. Ensure that work is completed to a high standard and within budget.
Inventory Management:
Maintain an inventory of maintenance supplies and equipment, ensuring all necessary items are stocked and available.
Emergency Response:
Be on-call for emergency maintenance situations that may arise outside of regular working hours. Other Duties as assigned.
Qualifications:
Basic plumbing skills to perform irrigation repairs. General knowledge of irrigation controllers including their operation and programming. General knowledge of common irrigation spray heads including their operation and adjustment experience in property maintenance, preferably in a residential community setting. Strong knowledge of general maintenance skills, including plumbing, irrigation, electrical work, and carpentry. Ability to operate maintenance equipment such as golf carts and power tools. Basic understanding of safety and state compliance regulations. Excellent problem-solving skills and attention to detail. Good communication skills, with the ability to interact professionally with residents, vendors, and team members. Computer skills including inventory, email and project management. Ability to work independently and manage time effectively. Physical ability to perform manual labor, including lifting heavy objects, standing for long periods, and working in Florida weather conditions. High school diploma or equivalent; additional certifications in maintenance or trade skills are a plus.
Work Environment:
