Facilities Trades Technician 3.5 3.5 out of 5 stars Wildwood, FL Description Perform skilled trades work in the maintenance of facilities, parks, equipment and city-owned assets. This is a skilled position in facilities maintenance and equipment repairs. Requires specialized knowledge and skill in performing electrical, mechanical, plumbing, HVAC, and other buildings and parks trades work. Examples of Duties Review and analyze HVAC control and energy management systems to ensure optimum performance Completes a monthly building interior/exterior “Facility Inspection Log” Manage and coordinate all necessary facility contractual service agreements to ensure efficient building or facility operations. Contractual services may include HVAC continuing preventative maintenance service, fire alarm and fire sprinkler inspection, services contracts Assists in the development and implementation of appropriate preventative maintenance programs for all facilities and equipment throughout the City Reads and interprets blue prints, schematics, and wiring diagrams Assists in establishing specifications for equipment, obtaining bids, and proposals when necessary, and providing recommendations on equipment and maintenance needs Performs skilled and specialized tasks in the construction, renovation, modification, installation, and repair of buildings and equipment Maintains electrical components in buildings; installs new electrical circuits including bending conduit, fishing wires, and splicing into existing circuits Maintains facility plumbing system with such repairs as toilets, sinks, showers, water and waste lines, and related items utilizing PVC, metal, and copper pipe ensuring that the proper size for water volume and flow is used Inspects and maintains air conditioning units and related items; servicing of chiller plants and split AC system, servicing or replacing pumps and motors; servicing and maintaining variable air volumes (VAVs) units, servicing and maintaining variable frequency drives (VFDs), installs/replaces fans; cleans coils; checks for leaks Supervises custodial, facility maintenance staff and others appointed as directed Establish and maintain effective working relationship with peers, staff and external customers Support department goals to create and maintain a progressive and performance-based culture Effectively coordinates with other City Departments as required All other tasks as requested Typical Qualifications High school diploma or GED equivalent, Five (5) years of experience in the various trade areas as specified or other specific vocational preparation, or any equivalent combination of education and experience as deemed acceptable. Must possess a valid State of Florida Driver’s License or ability to obtain within 30 days of hire Ability to obtain building trade certifications as deemed necessary Ability to obtain a certified Playground Safety Inspector (CPSI) certification Ability to obtain Florida Department of Transportation (FDOT) intermediate Maintenance of Traffic certification within six (6) months of employment Knowledge of HVAC, mechanical, electrical, plumbing and other trade principles, practices, and methods in building maintenance. Knowledge and skills needed to operate gages, standard hand and power tools, testing equipment, electronic devices, computers, technology, software, and misc. office equipment essential to perform position requirements. Ability to use independent judgment in routine and non-routine situations which may occur. Ability to estimate time, materials, and supplies required to complete various repair and/or maintenance activities. Ability to perform mathematical calculations that may be required to complete repair or maintenance projects. Ability to trouble-shoot and solve technical problems with electrical, plumbing and HVAC system Knowledge of federal, state, and local codes governing construction. Ability to read and interpret construction specifications, prints, and plans Ability to establish and maintain effective working relationships with other employees and the general public Ability to work overtime and be on-call Ability to communicate effectively both orally and in writing Ability to prepare and maintain accurate records and reports
