Full Job Description Job Summary:
The Handyman will be responsible for performing a wide range of general maintenance and repair tasks for single-family homes and townhomes managed by the real estate firm and property management company. This role ensures that properties are maintained in top condition, addressing both scheduled maintenance and emergency repairs. The Handyman will work closely with property managers, tenants, and vendors to resolve issues promptly and efficiently for high-quality service and tenant satisfaction.
Key Responsibilities:
General Maintenance & Repairs:
Perform routine maintenance tasks such as changing light bulbs, air filters, and batteries in smoke detectors. Repair or replace plumbing fixtures, electrical outlets, faucets, and other common household systems. Fix drywall, patch holes, and paint interiors or exteriors of homes when needed. Address issues with doors, windows, locks, and security systems
Plumbing & Electrical Repairs:
Repair or replace fixtures, faucets, toilets, and/or appliances. Perform minor electrical repairs including replacing light switches, outlets, and circuit breakers.
HVAC Maintenance:
Perform basic HVAC system checks and repairs (e.g., replacing filters, cleaning vents, inspecting thermostats). Coordinate with HVAC contractors for more complex issues or replacements.
Property Inspections:
Conduct regular inspections of properties to identify maintenance needs or potential safety hazards. Create and maintain inspection reports and communicate findings to property management.
Tenant Requests & Work Orders:
Respond to tenant work orders in a timely and professional manner. Provide excellent customer service when interacting with tenants, ensuring clear communication and resolving issues efficiently.
Emergency Repairs:
Respond promptly to emergency repair requests (e.g., plumbing leaks, electrical failures, HVAC breakdowns). Ensure that all emergency repairs are completed with minimal disruption to tenants.
Preventative Maintenance:
Execute a preventative maintenance program to prolong the life of systems and appliances. Advise property managers on upcoming maintenance needs and potential issues that may require attention.
Collaboration & Coordination:
Work with contractors and vendors for specialized repairs, ensuring quality control and timely project completion. Coordinate with property management to schedule and prioritize tasks based on urgency and tenant needs.
Safety & Compliance:
Ensure that all maintenance work complies with safety regulations and building codes. Maintain a clean and safe work environment, adhering to safety protocols. Qualifications Previous experience in residential property maintenance or as a handyman. Strong knowledge of plumbing, electrical, HVAC, and general carpentry. Ability to handle emergency repair situations efficiently and professionally. Excellent communication and customer service skills. Ability to work independently and as part of a team. Valid driver’s license and reliable transportation. Tools and equipment necessary for general maintenance tasks. Physical ability to lift, move, and repair heavy items as needed.
