Maintenance Technician Position Available In Crisp, Georgia

Reports to: Maintenance Specialistand is responsible for, but not limited to, preparing vacant units and routine and emergency maintenance.

Attendance:

Position requires the ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requiresweekend availability and rotating on-call availability for after hours emergenciesas scheduled or as necessary.

Equipment:

Position requires individuals to furnish their own vehicle to transport tools and supplies around the property. Persons must be able to drive the vehicle without jeopardizing the safety of Residents, co-workers, and others. Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, Freon recovery units, landscaping equipment, and required safety equipment.

ESSENTIAL JOB FUNCTIONS

1. Assist other Maintenance Technicians and Maintenance Specialist with maintaining the physical condition of the property and safety standards. Ensure that service requests and repairs are made correctly and timely. Assistant Maintenance Technician will spend 90% to 95% of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the work of outside contractors performing general management functions as assigned by Maintenance Technician.2. Position requires ability to transport or move up to 60 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces and at heights in excess of 8 feet. Ability to personally perform general maintenance repair tasks without endangering themselves or others

• Assist with organizing and prioritizing service requests and general maintenance tasks.“`{=html}“
• Assist with overseeing turn-key operations and ensuring that vacant units are made rent-ready in a timely manner. Perform turn-key work as required.“`{=html}“
• Assist in scheduling the work performed by outside contractors.“`{=html}“
• Assist with maintaining property inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required using standard purchase order systems and proper bidding procedures.“`{=html}“
• Assist in preparing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.“`{=html}“
• Assist with maintaining a preventative maintenance program that minimizes emergency repairs and service requests and the utilization of outside contractors.“`{=html}“
• Adhere to Company safety programs, policies and procedures. Assist with maintaining the hazard communications program. Teach and promote safe work practices among on-site staff.“`{=html}“
• Participate in Company training classes as required.“`{=html}“
• Any other tasks as assigned by supervisor not listed as essential functions.
