POSITION SUMMARY
Maintenance Tech is responsible for the prompt and efficientperformance of all tasks assigned by the Maintenance Supervisor orProperty Manager and for continuous self-improvement of skills andexpertise. A willingness to accept and follow the directions ofothers is required, as is a working knowledge of HVAC systems andvarious appliances, stoves, dishwashers, disposals, andrefrigerators. Additional skill requirements include, but are notlimited to, electrical, plumbing, painting, carpentry, and poolservicing.

RESPONSIBILITIES
Maintaining a professional image and attitude in keeping withthe objectives of the company and the resident’s welfare. Reporting to the supervisor each morning and as requested, forwork assignments, satisfying service requests promptly (within 24hours) and efficiently. If unusual circumstances make thisimpossible, the resident must be notified of the reasons for thedelay. Provide twenty-four-hour (24) “Emergency Service” byparticipating in an on-call rotation for the MaintenanceDepartment. Informing the supervisor of needed parts and supplies. Leaving notices in residents’ apartments that state reasons forentrance and an explanation of any work performed. Observing the condition of any occupied apartments entered andreporting any unusual circumstances to the supervisor, for example,cleanliness, size, number of pets, the appearance of floors,appliances, walls, light fixtures, etc. Performing make-ready tasks in turnover units as directed. Keeping the premises clean and in order and employingreasonable diligence in the removal of snow to afford ready accessinto and past the buildings and garages belonging to thepremises. Knowing the location of all water, gas, and power turnoffs,cleanouts, traps, fire extinguishers, and fire hydrants, as well asthe telephone numbers of the police, ambulance service, firedepartment, power, gas, trash, and water companies. Working with the supervisor in executing the preventativemaintenance schedule for cleaning furnaces, A/C coils, oilingmotors and circulating pumps, exterior painting, changing filters,replacing light bulbs in common public areas, maintaining swimmingpool and pump rooms, hot water heater equipment as well as trashroom. Pressure cleaning and garage cleaning equipment are utilized,as necessary. Knowing the condition of vacant apartments. Keeping Track of tools that are under current inventory. Worked with supervisor to keep a clean and orderly shop.
Monthly inspections occur for cleanliness, logbooks, and inventorycontrol. Picking up trash observed on the property while performingnormal duties. Thinking and working safely at all times. Reporting all needed repairs to the supervisor. Putting all ashes and other refuse into the receptaclesprovided by the premises for waste removal.
QUALIFICATIONS
High School Diploma or General Education Degree (GED) One year of experience in facility maintenance and/ormechanical repair is required Knowledge of minor repair techniques and building and groundsmaintenance Ability to read and interpret documents such as safety rules,operating and maintenance instructions, and procedure manuals Ability to understand instructions and communicate in basicEnglish
LICENSES & CERTIFICATIONS
EPA certifications Type 1 and II or Universal for refrigerantrecycling (required). CPO certification (preferred). Must have all certifications as required by State and Localjurisdictions. Valid driver’s license to operate a golf cart on the property,depending on the property size.
PHYSICAL REQUIREMENTS
Must be able to stand, walk, and/or sit for extended periodsand bend, stoop, climb ladders, reach, carry objects, and crawl inconfined areas. Must be able to work inside and outside in all weatherconditions (rain, snow, heat, hail, wind, sleet). Must be able to push, pull, lift, carry, or maneuver weights ofup to twenty-five (25) pounds independently and fifty (50) poundswith assistance. Rare or regular travel may be required to assist otherproperties as needed, attend training classes, business meetings,or other situations necessary for the accomplishment of some or allof the daily responsibilities of this position. Must be able to work a flexible work schedule, which includestaking “call” during evenings, weekends, and holidays.
