Job Description

Position SummaryUnder the supervision of the Maintenance Director, performs maintenance and repair tasks on buildings, grounds and equipment.

This position is responsible for maintenance repair tasks and installations on Authority buildings, grounds, apartments and equipment as assigned as well as cleaning apartments.

Must demonstrate knowledge of basic cleaning and grounds maintenance.

The individual in this position performs semi- routine and diversified duties in connection with preparing a vacant unit for occupancy and maintaining the condition of the units inside and out.

Duties may include small routine repairs, painting, grass mowing, weed-eating , and inspection of units for condition.

The incumbent is expected to have knowledge and manual skill in operating buffer, pressure washer, mowing equipment, sewer machine, and any other equipment required in vacant unit preparation and maintaining the units.

This position is responsible for the inventory program and the quarterly filter changes.

The individual in this position may be required to work under hazardous conditions such as heat, cold, dust, dirt, and bug infestation.

Essential Job Functions1.Responds to work orders at the Housing Authority apartment units, which are issued by Maintenance Director and Executive Director.2.Independently performs a wide variety of building repairs, maintenance functions, and grounds-keeping that frequently calls for physical exertion.3.Investigates leaks to determine cause in commodes and sinks and completes repairs of these items.4.Assists in repairing burner controls and switches and minor electrical work on refrigerators.5.Assists in repairing windows, doors, door frames, kitchen cabinets, locks and mailboxes.6.Assists in repairing or replacing electrical switches, outlets, lighting fixtures, circuit breakers, fuses, etc. under supervision of Maintenance Director.7.Installs linoleum flooring in units where tiles are damaged.8.Develops a system of keeping inventory records of routinely used items with reorder points so that items are reordered and on-hand when they are needed.9.Writes procedure to reflect the practices of the inventory process10.Communicates closely with occupancy to make sure that unit turnovers are completed in compliance with established procedure and in established time frames.11.Assists in repairing drywall and paints and touches up as necessary.12.Thoroughly cleans ranges, refrigerators, and fresh air returns.13.Cleans kitchen and bath sinks, bowls, floors, walls and mirrors for unit turnovers.14.Vacuums and waxes floors of vacant units.15.Loads truck and trailer with items that need to be hauled to trash dump when the tenant moves and leaves furniture, trash, clothes, etc. in an apartment.16.Cleans walls, frames, and baseboards of vacant units.17.Maintains an inventory of air filters and collaborates with occupancy staff to provide notice to tenants of filter changes.

Ensures that filter changes take place quarterly.18.Specifies materials, supplies, and equipment for own purposes and for others working on the team and may lift heavy objects into place.19.Performs all job functions in a safe manner.20.Responds to after hour emergency calls when on call.21.[]{style=”font-size: 7pt; font-family: ‘Times New Roman’; font-weight”}
