Maintenance Technician PM Residential Management 75 Log Cabin Drive, Dallas, GA 30157 Maintenance Technician We are currently seeking to hire Maintenance Technician at Lost Mountain Apartments located at 75 Log Cabin Road in Dallas, GA.
POSITION SUMMARY
The Maintenance Technician’s primary purpose is to provide support to the maintenance supervisor for their assigned communities. The Maintenance Technician is an integral member of the Property Operations Management Team and reports directly to the Maintenance Supervisor. The Maintenance Technician’s primary role is to perform repairs and upgrades to keep the interior and exterior of the community in exceptional condition while providing excellent customer service to help retain existing residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments. Demonstrate and ensure staff maintains professional level of appearance, hygiene, courtesy and dress while at work. Provide quality, professional customer service to all prospective, existing and former residents. Aid in applying preventative maintenance program specific for assigned community. Participate in regular scheduled safety training meetings. Engage in proper use and guidelines for wearing safety items. Ensure Safety Data Sheets on all materials and chemicals used are within the community. Maintain Accurate Records for preventative maintenance, service requests, and turnovers. Perform the day-to-day maintenance activities as directed by the Maintenance Supervisor. Pursue personal development of personal and technical skills, including establishing, monitoring and completion of personal and property goals. Promotes teamwork and motivation in meeting both short-and long-term goals in service. Ensures that all assigned make-ready repairs and services are completed timely and correctly. Reports any known maintenance needs to community manager and/or maintenance supervisor. Moving heavy appliances and equipment from storage area to apartment (or vice versa). Assist in moving abandoned furniture, appliances, and other heavy objects to dumpster as needed. Notify maintenance supervisor or community manager of inventory levels of maintenance supplies, recommend ordering supplies when needed. Performs work area clean-up and safety related duties. Ensures that storage areas remain locked when not in use. Performs additional duties as assigned by

ORGANIZATIONAL RELATIONSHIPS
The maintenance technician and grounds persons report directly to the Maintenance Supervisor. The Maintenance Supervisor directly reports to the Property Manager.
QUALIFICATION REQUIREMENTS
To perform this job successfully the individual must be able to perform each essential function satisfactorily. Travel Requirements Frequent need to utilize personal transportation to obtain maintenance parts and supplies from vendors. On Call status requires expedient travel to assigned property at a moment’s notice. Must have a valid driver’s license and automobile insurance Adhere to company’s hands-free cell phone policy when driving. Technical Skills Ability to troubleshoot and use logic and reasoning to identify strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
Core Competencies Excellent judgment and creative problem-solving skills including negotiation and conflict resolution skills.

Must constantly perform physical activities in the course of the day Bend, Stoop, Squat, Kneel, Climb Stairs, Push and Pull, Reach Above Shoulder, Climb Ladders, Grasp, Grip, Turn, Write, Lifting and Carrying from 1 to 150 pounds as needed. Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
