Job Description

Facilities Maintenance Coordinator 4.2 4.2 out of 5 stars Augusta, GA 30909 A Facilities Maintenance Coordinator plays a critical role in overseeing the upkeep, repair, and functionality of various properties. This position ensures properties are safe, compliant, and well-maintained by managing work orders, self-performing the needed maintenance or repair, or working with the Property Manager to coordinate vendors and contractors, and overseeing preventative and emergency maintenance efforts. The Coordinator takes direction daily from the property managers for select maintenance-related matters and ensures alignment with safety regulations and company standards. The Position will also perform minor maintenance tasks such as minor HVAC, plumbing, and electrical repairs, minor exterior wall repairs, light carpentry, cosmetic touch-ups, and similar maintenance and handyman-type tasks.

Responsibilities:
  • Work with the Property Managers to receive and prioritize work orders to either self-perform the work or work with the Property Manager to coordinate necessary external vendors.
  • Perform minor electrical, HVAC, plumbing, carpentry, painting, and masonry work.
  • Coordinate and manage relationships with external vendors for specialized maintenance and major repairs, and replacements (e.g., HVAC, electrical, plumbing, landscaping).
  • Develop and implement preventive maintenance schedules to minimize downtime and prolong the life of property assets.
  • Track and manage inventory of maintenance supplies, tools, and equipment.
  • Manage the maintenance budget, track expenses, and identify cost-effective solutions.
  • Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and quality standards.
  • Communicate with tenants, property managers, and internal teams to address maintenance needs and resolve issues efficiently.
  • Respond promptly to emergency maintenance requests and coordinate necessary repairs.
  • Ensure compliance with OSHA regulations, local building codes, and other safety and regulatory standards.
  • Maintain accurate documentation of maintenance activities, work orders, vendor contracts, and inspection reports.
Qualifications:
  • Technical certificate or degree in a related field preferred.
  • Basic understanding of engineering drawings and facility schematics.
  • Hands-on knowledge of basic electrical, plumbing, HVAC, and carpentry tasks.
  • Strong communication and customer service skills for interacting with tenants, staff, and third-party vendors.
  • Ability to manage multiple tasks, prioritize effectively, and maintain detailed records.
