Job Description
Apartment Maintenance Tech MMM Housing New Iberia, LA 70560 The Maintenance Technician is responsible for performing a wide range of maintenance and repair tasks to ensure the efficient and safe operation of the property. This role requires a skilled individual with experience in various maintenance trades, including electrical, plumbing, HVAC, and appliance repair. The Maintenance Technician will work independently and as part of a team to address maintenance requests, conduct preventative maintenance, and contribute to a positive and well-maintained environment.
Essential Duties and Responsibilities:
Execute maintenance tasks as directed by the Maintenance Manager/Supervisor, adhering to established schedules and priorities. Diagnose and resolve maintenance issues across the property, including but not limited to electrical systems, plumbing fixtures, appliances, drywall/sheetrock repairs, and HVAC (heating, ventilation, and air conditioning) systems. Promptly report all major repair needs and material requisitions to the Maintenance Supervisor for appropriate action. Efficiently and effectively complete assigned service requests within established timeframes, ensuring high-quality workmanship. Conduct all duties in a professional and courteous manner, respecting property and residents/occupants. Perform routine preventative maintenance tasks to ensure the longevity and optimal performance of property systems and equipment. Maintain accurate records of completed maintenance tasks and any materials used. Adhere to all safety regulations and procedures, ensuring a safe working environment for oneself and others. Collaborate effectively with other team members and communicate clearly with supervisors and property management. Exercise sound judgment and decision-making skills when troubleshooting and resolving maintenance issues.
Qualifications:
Proven experience in property maintenance or a related field is required. A minimum of three (3) years of hands-on experience in the repair and maintenance of HVAC equipment is essential. Strong troubleshooting and problem-solving abilities to effectively diagnose and resolve maintenance issues. Excellent customer service skills with the ability to interact professionally and respectfully with residents/occupants and colleagues. A minimum of three (3) years of practical experience in appliance repair is required. Ability to work effectively both independently with minimal supervision and collaboratively as a contributing team member. Solid decision-making skills with the capacity to assess situations and determine appropriate courses of action. Effective verbal and written communication skills to interact clearly and professionally with supervisors, colleagues, and residents/occupants.
