Facility Technician
- Northern RI/Central MA Reports to: Regional Property Manager Summary/Objective The primary responsibilities of the Facility Technician are: Respond to service calls received from Service Dispatch Diagnose repair needs for a wide range of building systems Complete repairs based on scope and capabilities Communicate with Service Dispatch and Regional Facilities Manger Communicate with vendors on needed repairs and timing Complete scheduled project work Conduct site visits to perform Preventative Maintenance needs on new and existing facilities Communicate with customers and clients on facility and service related items Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Ability to diagnose problems with and repair building systems, including but not limited to: HVAC
- rooftop units, heat pumps, boilers, duct work, controls, thermostat, IT, and filter changes Electrical
- lighting fixtures, ballasts, receptacles, breakers, panels, timers, photocells, and wiring Plumbing
- drain clearing, component part and fixture replacement, valves and piping, and electronic Construction
- framing, millwork repairs, window and door repairs, and carpentry Ability to effectively communicate with vendors to provide information onthe facility, repairs needed, and access Ability to identify and complete project work, determine scope, procure materials, and make needed repairs Ability to track, document, and provide updates on repairs/projects to customers, tenants, clients, Service Dispatch, Regional Facilities Manager, and Ownership Ability to compile and document facility/property emergency response items such as: Access points Location of major utility shutoffs Location of major fire suppression components Read fire panel and trouble alarms Relay information to vendors, first responders, and emergency personnel Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
Comply with safety regulations and maintain clean and orderly work areas. Competencies Be able to respond to after-hours calls and participate in On-Call Schedule Have a clean driving record Have tools needed to make a wide range of repairs, including HVAC, Plumbing, Electrical, and Carpentry Be able to send and receive emails Have basic computer skills, including Microsoft Excel Display the ability to work in a team environment Display organizational and time management skills Have excellent customer service skills Display ethical conduct Supervisory Responsibility This position has no supervisory responsibilities. Work Environment While performing the duties of this job the employee is frequently exposed to conditions outside a normal office environment such as working in hot, cold, dusty conditions with moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must be able to lift and carry 50 pounds without assistance and up to 140 pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Position Type/Expected Hours of Work This is a full-time position, and hours of work and days are Monday through Friday, as early as 6:00am and as late as 7:00pm and will be required to occasionally work evenings and weekends.
