Full Job Description Position Title:
Facilities Maintenance
POSITION SUMMARY
To perform routine light vehicle and facility maintenance duties including washing and detailing company vehicles, rough carpentry, painting, and basic equipment or facility repairs. All carpentry, electrical work, or simple plumbing repairs in a timely manner. Facilities maintenance is also responsible for protecting Acorn’s premises, assets, and personnel. Maintain a high visibility presence and helps to prevent all illegal or inappropriate actions.
ESSENTIAL FUNCTIONS
Performs light vehicle maintenance (wash, detail, fluids) Operate shuttle service (occasional) Performs carpentry tasks, such as installing shelves, hooks, etc. Changes light bulbs, may replace fixtures, ballasts and similar minor electrical tasks. Opens clogged drains, fixes leaks, and performs other simple plumbing jobs. Does touch-up painting and repaints rooms as required. Assists with loading or unloading trucks and moving furniture when needed. Moves products between office locations. Maintains tools and maintenance equipment in working order and keeps maintenance room in neat condition. L Liaise with management/vendors to complete timely repairs/tasks around all facilities (HVAC, pest, security, roof, etc.) Makes regular watch rounds of premises outside of or during scheduled working hours, where frequency of trips and stations are prescribed. Performs motor, stationary, and walking patrols; completes visual inspections; observes occurrence(s) in areas being patrolled. Check and monitor buildings, equipment and materials for leaks, fire, unauthorized individuals or other conditions. Adheres to work schedule. Observes all health/safety and security procedures; Reports potentially unsafe conditions; Uses equipment and materials properly. Employee may perform other related duties to meet the ongoing needs of the organization & properties. SKILLS Must be a steady, reliable worker. Must be able to read simple instructions and follow simple diagrams. Must be able to perform simple tasks independently after being given specific instructions. Must have general knowledge of simple equipment used in the building trades. ATTRIBUTESEDUCATION/EXPERIENCEHigh school diploma (or GED or High School Equivalence Certificate) and/or two (2) years’ experience in all phases of building maintenance. Experience in estimating maintenance and repair costs are considered an asset. Must have clean background and Florida Class D Security License. Valid Florida Driver’s License required. Demonstrated ability to work with hands and to work in mechanically oriented situations following supervisor’s instructions. General knowledge of various types of equipment used in the building trades. Working knowledge of plumbing, electrical, construction, and air conditioning equipment. Ability to follow instructions, given either orally or in writing. Ability to do heavy lifting. Adheres to work schedule. PHYSICAL REQUIREMENTS
Manual dexterity sufficient to use hand tools, paint, etc. Ability to stand, crouch, and climb to perform repairs, use ladders, and perform various types of manual labor. While performing the duties of this job, the individual is regularly (1/2 or more of time) required to stand, walk, reach with hands and arms; frequently (1/3 to 2/3 of time) required to talk or hear, use hands to finger, handle or feel objects, tools or controls, climb or balance, stoop, kneel, crouch or crawl; occasionally (up to 1/2 of time) required to sit or smell. The individual must regularly lift and/or move up to 10 pounds; occasionally lift and/or move up to more than 100 pounds. Specific vision abilities required by this job include: close vision (clear vision at 20 inches or less), Distance Vision (clear vision at 20 feet or more), Color Vision (ability to identify and distinguish colors), Peripheral Vision (ability to observe an area that can be seen up and down or to the left and right while eyes are fixed on a given point), Depth Perception (three-dimensional vision, ability to judge distance and spatial relationships). WORK ENVIRONMENT
The noise level in the work environment is usually moderate. The employee is regularly exposed to wet or humid conditions (non-weather); Work near moving mechanical parts and fumes or airborne particles. The employee is occasionally exposed to outdoor weather conditions.
