CFC certification is not required for this position.
DUTIES AND RESPONSIBILITIES 1.
Clean grounds, exterior common area buildings, amenity areas, dumpsters, and mailbox areas. 2. Turnover work and preparation to vacant apartments. 3. Minor drywall and building repair. 4. Respond to service calls and assist with the planned maintenance under the direction of the Service Manager. 5. Snow removal includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down ice melt/rock salt atop icy surfaces to prevent slipping. 6. Contact Service Manager or Community Manager whenever unsure how to proceed with a problem or solution. 7. Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if applicable.• 8. Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.• 9. Complete the ongoing required training assignments through our online learning platform. 10. Maintain proper care of tools, equipment, and supplies. 11. Complete all assignments in a thorough, timely, and good quality manner. 12. Present a professional image and be courteous to all residents, customers, and staff. 13. Maintain courteous and professional working relationships with all outside vendors. 14. Keep uniforms clean and in good repair. 15. Conducts and promotes safety awareness. Operate within OSHA guidelines. 16. Report any emergencies to Service Manager and/or Community Manager. 17. Perform duties of other team members in their absence, as directed by Community Manager. 18. Perform other duties as assigned.
REQUIREMENTS 1.
Mechanical experience and aptitude in electrical, heating, ventilation, plumbing fields, appliance repair, unit turns, to include minor painting, drywall and building repair. Air conditioning repair knowledge is preferred but not required. 2. Ability to use ladders and scaffolds in a safe approved manner. 3. Ability to use a gas blower, rake, broom, shovel, weed whacker, and various small motor equipment. 4. Ability to respond and be recalled to the property anytime day or night. 5. Must be willing to adjust work schedule to complete project assignments. 6. Ability to respond courteously to residents. 1. Working knowledge of various types of tools and equipment. 2. Basic math and measurement skills. 3. Ability to proceed logically when faced with a problem and know when to go for help. 4. Ability to communicate well and use sound judgement. 5. Willingness to carry a cell phone, be on call, and respond to emergencies quickly. 6. Have and maintain a current valid driver’s license and reliable transportation. 7. Ability to respond quickly to emergencies.
PHYSICAL REQUIREMENTS
The job is physically strenuous and requires the use of muscles to regularly lift, push, pull, or carry heavy objects up to 75 pounds. 2. Physical capabilities to stand and/or walk for long periods of time, reach out, grasp, handle small objects, sit, kneel, stoop, balance, crouch, crawl, bend or twist their body in awkward spaces, repeat same movements, look up for long periods of time. 3. Vision abilities are peripheral vision, depth perception, see details of objects that are less than a few feet away, see difference between colors, and ability to work in dark locations. 4. Ability to use and climb ladders and scaffolds in a safe approved manner. Speak clearly so listeners can understand and understand the speech of another person. 6. Coordinate movement of several parts of the body, such as arms and legs, while the body is moving. Move two or more limbs together (for example, two arms, two legs, or one leg and one arm) while remaining in place. Ability to seize, hold, grasp, turn or otherwise work with one or both hands. 9. S hovel, chop, push, blow, or plow snow- or ice-covered walkways and driveways, laying down ice melt or rock salt atop icy surfaces to prevent others from slipping. 10. Ability to work in extreme weather, very hot and very cold temperatures, rain and snow, day, or night.
