Job Description

Apartment Maintenance Tech 4.1 4.1 out of 5 stars 2901 Highway 82 E, Greenwood, MS 38930 Major Duties and Responsibilities Performs general maintenance of the property including grounds and physical plant including but not limited to: v Painting, chipped, faded or scheduled areas v Basic plumbing such as fixture repair/replacement to avoid water damage, v Basic carpentry v Window, wall repair v Light fixture repair v Electrical switch plate, outlet cover repairs v Replace light bulbs v Heating/cooling and general wiring repair. HVAC is a plus. v General equipment repair Performs preventive maintenance. Follows manufacturer’s specifications regarding repair and preventive maintenance. Checks maintenance request logs multiple times daily and performs follow-up. Communicates to maintenance director if not able to properly repair item as needed of repair in order to obtain external assistance when necessary. Performs grounds maintenance to include but not limited to: v Pressure washing outside of the facility v Painting of exterior facility as assigned by the maintenance director Rounds daily multiple times a day on his/her designated unit(s) to identify and proactively address areas in need of repair. Ensures the provision of a safe environment of care is maintained by completing self-identified and assigned maintenance tasks timely. Completes additional tasks as assigned by the maintenance director. Tracks and maintains receipts of materials approved for purchase and receipts. Additional Assigned Tasks v Treats all tenants with dignity and respect. v Establishes a culture of compliance by adhering to all facility policies and procedures. Complies with standards of business conduct, and state/federal regulations and guidelines. v Follows appropriate safety and hygiene measures at all times to protect residents and themselves. v Maintains confidentiality of protected health information, including verbal, written, and electronic communications. v Reports noncompliance with policies, procedures, regulations, or breaches in confidentiality to appropriate personnel. Reports any retaliation or discrimination to HR or compliance officer. v Reports any allegations of abuse, neglect, misappropriation of property, exploitation, or mistreatment of residents to supervisor and/or administrator. Protects residents from abuse and cooperates with all investigations. v Reports any occupational exposures to blood, body fluids, infectious materials, and/or hazardous chemicals in accordance with facility policy. v Fulfills responsibilities as assigned during implementation or activation of the facility’s emergency plan. v Performs and monitors required inspections of facility equipment. v Reports work-related injuries and illnesses immediately to supervisor. v Follows established infection control policies and procedures. v As a condition of employment, completes all assigned training and skills competency. v Maintains a safe and secure working environment free of objects/situations that could cause harm and/or falls to residents, families, visitors, and associates. v Performs routine repair and maintenance to facility. v Performs regular safety inspections of the facility and documents the findings. v Submits accident/incident reports within twenty-four (24) hours after their occurrence. Personal Skills and Traits Desired/Physical Requirements/Working Conditions v Ability to read, write, speak and understand the English language. v Must be a supportive team member, contribute to and be an example of teamwork. v Ability to make independent decisions when circumstances warrant such action. v Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public. v Must have patience, tact, and willingness to deal with difficult residents, family and staff. v Must not pose a threat to the health and safety of other individuals in the workplace. v Must be able to move intermittently throughout the workday. v Meets general health requirements according to facility policy, including medical and physical exams and checking immunity status to various infectious diseases. v Ability to work beyond normal working hours and on weekends and holidays when necessary. May be subject to call back for emergencies. v Ability to assist in evacuation of residents during emergency situations. v Ability to bend, stoop, kneel, crouch, perform overhead lifting and perform other common physical movements as needed for the position. v May be subject to falls, burns from equipment, and/or odors throughout the day; encounter reactions from dust, tobacco smoke, disinfectants, and other air contaminants. v Subject to exposure to infectious waste, diseases and/or conditions which include AIDS, Coronavirus, Hepatitis B, and Tuberculosis. v May be subject to hostile or emotional residents, family members, visitors or personnel. v Ability to observe, listen and communicate effectively. v Ability to cope with the mental, emotional and physical stress of the position. v Ability to tolerate varying temperatures in hot/cold and/or wet environments. v Ability to lift, move, push or pull a minimum of 35 pounds to a minimum of 5 feet and be able to push, pull, move and/or carry such weight a minimum distance of 50 feet.
