GENERAL STATEMENT OF DUTIES
Performs semi-skilled work in the maintenance and repair of buildings and equipment for Guilford County.
DISTINGUISHING FEATURES OF THE CLASS
Under the direction of a Supervisor, the Facilities Maintenance Technician I is responsible for the maintenance, repair, and upkeep of County buildings, facilities, and property. This role encompasses work in multiple trades (Electrical, Plumbing, HVAC, and General Construction), each vital to maintaining and repairing County assets. Technicians may independently handle preventive maintenance, repair, and adjustments for electrical, plumbing, heating, and/or air-conditioning systems. All Technicians are expected to follow safety protocols, respond to emergency repairs, and perform general duties such as preventative maintenance, moving furniture, and assisting with inclement weather response. Work is assessed through inspections, reports, feedback, and overall quality. Positions may be temporarily or permanently reassigned to other work locations to meet operational needs. This classification is the first of four levels in the Facilities Maintenance career ladder series. The second level in the series is a Facilities Maintenance Technician II, the third is a Facilities Maintenance Technician III, and the fourth level is the Senior Facilities Maintenance Technician. An employee may be automatically progressed from a Technician I to II without a competitive recruitment should the defined criteria for their trade track(s) be met. Examples of Duties
DUTIES AND RESPONSIBILITIES
Essential duties and responsibilities include, but are not limited to a combination of the following: Responds to work orders for building and facility repairs, completing necessary maintenance.
Performs preventative maintenance to ensure the longevity of systems and equipment.
Performs occasional, routine acetylene and electrical welding.
Repairs motors, pumps, and appliances.
Moves furniture, hangs pictures, sets up meeting rooms, and retrieves surplus equipment for auction.
Constructs and installs County road signs as needed.
Supports other Technicians in their fields as needed.
Adheres to workplace safety standards and policies; cleans, maintains, and performs periodic safety checks of tools and equipment; participates in emergency or inclement weather response as assigned; responds to repair emergencies on a 24-hour rotating call basis; and removes snow and ice from stairs, parking areas, sidewalks, and driveways. Routine run-testing of fire suppression systems and basic checks of fire alarm panels. General Construction (Carpentry, Locksmithing and Painting): Assists with repair and minor construction and renovation of County buildings and facilities. Performs repairs on County facilities, including painting, roofing, drywall, sliding doors, locks, windows, and cabinets. Installs suspended ceilings and ceiling tiles.
Repairs flooring (VCT, carpet, LVT, LVP, tile)
Installs parking lot signs, and parking lot striping. Performs minor masonry and concrete repairs. Conducts general carpentry work in the construction and repair of floors, roofs, partitions, doors, and stairways, including selecting, cutting, and trimming lumber to size
Operates and adjusts power carpentry tools and equipment. Performs general painting work, including preparing surfaces for painting, including plaster and drywall repairs; applies various paints and finishes; erects ladders or scaffolding in a safe manner as necessary for use in work. Calculates materials necessary to perform tasks and reports to appropriate parties.
RECRUITMENT STANDARDS
Knowledge, Skills, and Abilities Working knowledge of tools and materials used in repairing and constructing wooden articles; fire pump and fire sprinkler systems; aerial lifts and their standard practice and methods of use; preventive maintenance practices and procedures on mechanical, electrical, plumbing and building equipment; generators and other backup power sources; and commercial kitchen equipment. Basic knowledge of elevator systems and their standard practice and method of operations.
Knowledge of OSHA regulations and the ability to execute work in compliance with OSHA regulations; fire alarm systems. Considerable knowledge of the maintenance requirements of public buildings. Skilled in the use of mechanical tools necessary in performing electrical, mechanical and building repair and maintenance work; running of generators and checking for proper operation; use of safety measures such as Lockout/Tagout devices before working on equipment; test running fire pumps for proper working order.
Ability to maintain effective working relationships with other employees and building occupants; read and work from blueprints, drawings or sketches; make accurate arithmetical calculations; follow verbal and written instructions; estimate material and labor needs for building repairs and maintenance; use aerial lifts to perform work; navigate related computer programs; communicate information; and research internal and external resources to achieve desired results. General Construction (Carpentry, Locksmithing, and/or Painting): Working knowledge of the standard practices and methods of the carpentry trade; door hardware and their standard practice and methods of operation; the standard practices and methods of the painting trade; ingredients in various paints for selection and application of appropriate paint to given surfaces; and wood, plaster, cement, and other surfaces related to their refinishing and repainting.
Understanding of roofing systems and standard practice of use.
Knowledge of ADA requirements as it pertains to mounting dispensers and other materials.
Skill in the use of the carpenter’s hand tools and woodwork machines; the use and care of tools and equipment used in the painting and plastering trade; mixing paints and in matching and blending colors; the use of equipment to conduct minor mold remediation; making minor roof repairs; minor door hardware installation and repairs; and minor flooring repair.
Ability to make general construction-related repairs. Typical Qualifications
MINIMUM QUALIFICATIONS
High School Diploma or equivalent and three years demonstrated related maintenance experience. Preferred Qualifications High School Diploma or equivalent and three years, direct experience in building maintenance, plumbing, electrical or mechanical work in a similar role with a public sector organization. Special Requirements Must possess and maintain a valid driver’s license. Must possess or obtain within nine (9) months of hire: Limited Sprinkler Maintenance License.
Must possess or obtain within nine (9) months of hire: Chlorofluorocarbon (CFC) Certification.
Subject to overtime, calls back to work for urgent/emergency situations and work during inclement weather.
Participation in a rotating on-call schedule is required. Supplemental Information Physical Demands Must be able to perform the basic life operational functions of climbing, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking and repetitive motions. Heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Must be able to perform the basic life operational functions of climbing, crawling, reaching and stretching of arms and body, walking up and down stairs. Work Conditions Work is performed inside and outside in tight places, unsanitary conditions, noisy equipment rooms, working on rooftops, working in extreme temperatures, exposure to chemicals and hazardous materials, working around heavy machinery and electrical voltage. This position requires mandatory response to inclement weather events. Driving is Essential Driving is an essential requirement of this position whether driving a County owned or personal vehicle to conduct County business. Motor Vehicle Reports may be verified for valid driver’s license and that the driving record is compatible with the County’s driving criteria. If a personal vehicle is operated for County business proper insurance is maintained as per Guilford County’s vehicle use policy.
